Townsend October Home Sales Cluster Near Half-Million-Dollar Mark Amid Trust Transfers

TOWNSEND -- Eight homes sold in Townsend during October with prices ranging from $227,500 to $590,000, while an equal number of properties changed hands through nominal-consideration transfers, mostly shifting ownership into family trusts.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 16 Townsend property transfers between Oct. 2 and Oct. 31. Of those, eight carried a recorded sale price and eight were nominal-consideration transfers, meaning a token amount such as $1 or $10 was recorded rather than a market price; those are not counted among the sales figures below. Among the eight priced sales, prices ranged from $227,500 to $590,000, with a median of $506,000. Eight completed sales is a modest count for a single month, pointing to a relatively quiet period for market transactions in Townsend, even as trust and family-related transfers continued at a comparable pace.

TOP SALES

The highest-priced sale was 85 Wallace Hill Rd., which sold for $590,000 on Oct. 23; Joe Spadano sold the property to Cory Stiff. Close behind, 63 Maplewood Dr. sold for $584,500 on Oct. 29, with Development LLC selling to Ellen M. Boardman and Thomas B. Boardman Sr. At 391 Main St., Michael J. Stuart II and Jill M. Stuart sold their property for $565,000 on Oct. 15 to Megan White and William Lacourse. The home at 71 Warren Rd. sold for $527,000 on Oct. 29, with Steven P. Leonard selling to Reinaldo J. Rego. Rounding out the top five, 71 Mason Rd. sold for $485,000 on Oct. 22; Julian Dufresne and Samantha S. Richard sold to Jose Rojas James and Annalea Martins.

NEIGHBORHOOD BREAKDOWN

No single street produced multiple priced sales this month, so sales break out most clearly by price tier. Four sales fell below $500,000: 93 Fitchburg Rd. ($227,500), 10 Kaneohe Ct. ($352,000), 19 W Elm St. ($425,000) and 71 Mason Rd. ($485,000). Four sales fell between $500,000 and $600,000: 71 Warren Rd. ($527,000), 391 Main St. ($565,000), 63 Maplewood Dr. ($584,500) and 85 Wallace Hill Rd. ($590,000). No sales exceeded $600,000 in October. The Fitchburg Road corridor saw mixed activity: 93 Fitchburg Rd. sold for $227,500, while 181 Fitchburg Rd. and 11 New Fitchburg Rd. were nominal-consideration transfers rather than market sales.

MARKET NOTES

Two of the four sales below $500,000, 10 Kaneohe Ct. and 93 Fitchburg Rd., were purchased by limited liability companies (Fast Cash Home Pros LLC and Ojas Properties LLC, respectively), and both were the two lowest-priced sales of the month. One sale, 63 Maplewood Dr., involved a corporate seller, Development LLC. Bed, bath and square-footage figures were not available in the deed data for any property this month, so no price-per-square-foot comparisons could be made.

Among the eight nominal-consideration transfers, several names indicate family or trust-related transactions rather than market sales: William Place transferred 6 Ponderosa Dr. and 5 Oak Cir. to the WC Place Revocable Trust, with Place himself listed as trustee; Christopher Kobbs transferred 259 S Row Rd. to Christopher J. Kobbs and Michelle S. Kobbs as trustees; Robert H. Therrien transferred 181 Fitchburg Rd. to the Robert H. Therrien Revocable Living Trust; Coleen M. Parker transferred 17 W Meadow Estates Dr., Unit 17, to the Coleen M. Parker Realty Trust; and Martin and Joanne Wasznicky transferred 12 Emery Rd. to the Wasznicky Family Realty Trust, with Derek Wasznicky as trustee. Ann Davis and the estate of Thomas Davis transferred 47 Old Battery Rd. to Ann Davis, and Mary A. Bennett transferred 11 New Fitchburg Rd. to her own life estate and to Rebecca Marois as trustee. These transfers are not included in the sales figures or price range above.
