Townsend Home Prices Span $129,000 To $670,000 This Month

TOWNSEND -- Sixteen residential deeds were recorded in Townsend over the past month, with sale prices among the 12 already on file ranging from $129,000 to $670,000 and a median of $572,500.

MARKET OVERVIEW Sixteen property transfers were recorded in Townsend between Aug. 28 and Sept. 26. Twelve of those 16 deeds carry a recorded sale price so far; the other four are either still working through the registry's data pipeline or involve transfers within the same family, where no arm's-length market price applies. Among the 12 priced sales, values ranged from $129,000 to $670,000, with a median of $572,500. Sixteen recorded transactions is a solid count for a single month in a town of Townsend's size, though several of those transfers were not conventional buyer-seller sales, so the raw number overstates the pace of open-market activity.

TOP SALES 6 Adams Rd sold for $670,000 on Sept. 25, the month's highest recorded price. Seller Tully Homes LLC sold to buyers Rosalyn M. Cox and Cheryl K. Cox. 5 Redwood St sold for $630,000 on Sept. 25. Sellers Jaclyn M. Mawhorr and Jaclyn M. Strand sold to David and Jayne Arbuckle. 14 Pheasant Ridge Rd sold for $620,000 on Aug. 31. The Donna M. Donovan Living Trust, with Donna M. Donovan as trustee, sold to Susan M. Yadlon and Catherine A. Yadlon. 6 Redwood St sold for $592,000 on Sept. 21, the second sale recorded on that street this month. Sellers Thomas B. Boardman Sr. and Ellen M. Boardman sold to Daniel Hansen and Meghan Keough. Two sales tied for the next-highest price at $580,000: 29 Tyler Rd, sold Sept. 11 by Specialized Property Group LLC to Lindsay Curylo and Adam Updyke, and 103 Warren Rd, sold Sept. 1 by John D. Farley Jr. and Sonya A. Farley to Travis D. Bettencourt and Lauren C. Bettencourt.

NEIGHBORHOOD BREAKDOWN Redwood Street accounted for two of the month's higher-priced sales: 5 Redwood St at $630,000 and 6 Redwood St at $592,000. Elm Street also saw two transfers on the same day, Sept. 8, at 19 Elm St and 15 Elm St, both from seller Mary E. Sears to buyers David Sears and T. David Sears; prices for both are not yet available. 1 Depot St Ext saw two condominium unit sales from the same seller, Warren Road Realty LLC: Unit 1 for $565,000 on Sept. 14 and Unit 5 for $514,000 on Sept. 4. By price tier among the 12 sales with recorded prices, three sold under $500,000 (142 Fitchburg Rd at $129,000, 122 South Row Rd at $150,000, and 87 Turnpike Rd at $210,000); six sold between $500,000 and $600,000; and three sold above $600,000, topped by 6 Adams Rd at $670,000.

MARKET NOTES Deed records do not include bedroom, bathroom or square-footage data for these transactions, so no price-per-square-foot comparison is possible this month. The sales mix included at least two condominium unit transfers, both at 1 Depot St Ext, sold separately by the same seller. Two of the lowest-priced sales went to corporate buyers rather than individuals: 142 Fitchburg Rd sold to Colameta Corp for $129,000, and 122 South Row Rd sold to R Development LLC for $150,000. Four of the 16 recorded transfers, at 13 Fox Run, 19 Elm St, 15 Elm St and 28 Balsam Dr, involved sellers and buyers sharing a last name or trust structure, consistent with transfers within the same family; none of the four has a recorded sale price so far.
