Woburn Median Home Sale Price Reaches $775,000 in Late Summer Deeds

WOBURN -- Seventeen properties changed hands in Woburn between Aug. 28 and Sept. 26, with recorded prices ranging from $350,000 to $1,135,000 and a median of $775,000 among the sales with prices on file so far.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 property transfers in Woburn during the period. Of those, 11 carried a sale price at the time of this report; the remaining six show "price not yet available," which is typical for recently recorded deeds and does not necessarily indicate a non-arm's-length transfer. Among the 11 priced sales, prices ranged from $350,000 to $1,135,000, with a median of $775,000. A count of 17 transfers in a four-week span is a reasonable volume for a single Massachusetts city of Woburn's size, though the deed data alone does not indicate whether this represents a pickup or slowdown from prior months.

TOP SALES The month's highest recorded sale was 12 Heritage Dr., which sold for $1,135,000 on Aug. 31. Sellers Robert A. Hammond and Diana R. Hammond transferred the property to Alison Carr and Paul Carr III.

At 68 Burlington St., the property sold for $999,000 on Sept. 1. Sellers Robert F. Kyle and Melissa B. Davidson Kyle sold to Richard Charles Silvia and Tayla Silvia.

7 Intervale St. sold for $825,000 on Aug. 28. Sellers Nancy D. Gaudreau and Nancy D. McGeoghegan transferred the property to Joseph Terranova and Anna Villani.

24 Carter St. sold for $784,950 on Sept. 1. The Buliung Mary Beth Trust and an irrevocable trust sold the property to Johanna Hagerty.

31 Poole St. sold for $780,000 on Aug. 31. Seller Marco M. Rosetti transferred the property to Sean Connor and Abigail Connor.

NEIGHBORHOOD BREAKDOWN No two sales in this period shared a street name, so no single-street cluster emerged. By price tier, one sale topped $1 million (12 Heritage Dr. at $1,135,000). Six sales fell in the $700,000-to-$1 million range: 68 Burlington St., 7 Intervale St., 24 Carter St., 31 Poole St. and 9 James Ter. at $775,000. Four sales fell between $500,000 and $700,000: 34 Sylvanus Wood Ln. at $628,650, 109 Main St. Unit 1 at $572,000, 2 Stratton Dr. Unit 307 at $560,000 and 305 Salem St. Unit 206 at $525,000. One sale, 1 Albert Dr. Unit 8, closed under $500,000 at $350,000. The remaining six transfers have no recorded price yet.

MARKET NOTES Five of the 17 recorded transfers were condominium units: 109 Main St. Unit 1, 305 Salem St. Unit 206, 1 Albert Dr. Unit 8, 2 Stratton Dr. Unit 307 and 463 Place Ln. Unit 463. The remaining transfers involved single-family or other property types based on the addresses recorded.

Several of the transfers without a recorded price involved family members or trusts on both sides of the deed: 2 Ridgewood Ln. moved from Mary Manganaro to Christopher J. Manganaro as trustee of the Manganaro Family Trust; 2 Hinston Rd. moved from the John J. Devine Revocable Trust and John D. Loud as trustee to Linda L. Loud; a Woburn property (street address not specified in the deed) moved from Diane M. and Richard M. Domings to themselves as trustees; 13 Lee Rd. moved from Carole and Peter Anastos to themselves as trustees; and 463 Place Ln. Unit 463 moved between trusts associated with Mary Jane Mastrodomenico.
