Winchester Home Sales Top Out at $3.8 Million Amid Wide Price Range

WINCHESTER -- Twenty property transfers were recorded in Winchester over the four weeks ending Sept. 26, but only half carried a sale price at the time of recording, with the top transaction reaching $3,799,000 on Ginn Road.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 20 property transfers in Winchester between Aug. 28 and Sept. 26. Of those, 10 included a sale price, ranging from $30,000 to $3,799,000. The median sale price among the 10 priced transactions was $1,767,500. The remaining 10 transfers had no price on file, which typically means the figure has not yet reached the registry, not that a price was withheld. Twenty recorded transfers is a moderate volume for a single town over a four-week span, though the even split between priced and unpriced transfers limits how much can be concluded about pricing trends this period.

TOP SALES The highest-priced sale was 29 Ginn Rd, which sold for $3,799,000 on Sept. 2. Cranston Street LLC was the seller; Mark Meyer and Lisa Hammond were the buyers. At 25 Myopia Rd, Yanli Zhang sold to Jonathan and Lyndsay Miles for $3,100,000 on Sept. 2. A property at 112 Highland Ave sold for $2,400,000 on Aug. 31, with Yingzi Wang as seller and Benjamin A. Clapp and Caroline E. Howe as buyers. At 78 Bacon St, Jonathan and Lyndsay Miles sold to Tyler James and Brittany Elizabeth Manitakos for $2,300,000 on Aug. 28, the same day the Miles' Myopia Road purchase was recorded. Rounding out the top five, 16 Glenwood Ave sold for $1,820,000 on Sept. 10; Michael J. and Melissa J. Bower were the sellers, and Sharath Kantheti and Deepthi Koneru were the buyers.

NEIGHBORHOOD BREAKDOWN Bacon Street had two recorded transfers in the period: the $2,300,000 sale at 78 Bacon St and a trust transfer at 88 Bacon St with no price yet on file. No other street had more than one recorded transfer. By price tier among the 10 priced sales: one transfer, at 26 Swan Rd, recorded at $30,000, well below every other sale in the period. Two sales fell between $500,000 and $1 million: 12 Upland Rd at $800,000 and 9 Watson Pl at $760,000. Three sales fell between $1 million and $2 million: 94 Johnson Rd at $1,715,000, 16 Glenwood Ave at $1,820,000, and 11 Williams Cir at $1,350,000. Four sales topped $2 million: 112 Highland Ave, 78 Bacon St, 25 Myopia Rd and 29 Ginn Rd.

MARKET NOTES All 10 transfers without a recorded price in this period involved matching or related names between grantor and grantee, consistent with trust, estate or family transfers rather than open-market sales; these include the three condominium transfers in the dataset, at 22 Graystone Cir Unit 22, 200 Swanton St Unit 730 and 22 Grove Pl Unit 1. By contrast, all 10 transfers with a recorded price involved unrelated buyers and sellers. Jonathan and Lyndsay Miles appear on both sides of the ledger during the period, selling 78 Bacon St for $2,300,000 and purchasing 25 Myopia Rd for $3,100,000, both recorded Sept. 2. The $30,000 sale at 26 Swan Rd falls far outside the range of the other nine priced transactions, which all exceeded $700,000.
