Wayland Home Prices Range Widely as $1.9 Million Sale Tops September Deeds

WAYLAND -- Twenty property transfers were recorded in Wayland between Aug. 28 and Sept. 26, with sale prices ranging from $635,000 to $1,975,000 among the 10 deeds that carried a recorded price so far.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 20 Wayland property transfers during the period. Of those, 10 included a sale price, ranging from $635,000 to $1,975,000, with a median of $862,500. The other 10 have not yet shown a price in registry data; that typically appears within about a week of recording, so it reflects a data lag rather than any effort to withhold the figure. Twenty transfers in a four-week span is a notable volume of recorded activity for the town, though half arriving without price data limits how much can be said about overall market direction this month.

TOP SALES

The highest-priced sale was 21 Jeffrey Rd, which sold for $1,975,000. Robin G. and Mats O. Borgestedt sold the property to Jeffrey Rd Wayland MA LLC. At 12 Forest Hill Rd, the Michele Trucksis Trust sold the property for $1,750,000 to Jessica Pohl, trustee of the J Trust. At 10 Bennett Rd, Homes by Forge LLC sold the property for $1,180,000 to Yemo Duan and Beier Yao. At 8 Wheelock Rd, Arcady Sosinov and Elena Muntean sold their property for $1,152,000 to Yihao Xu and Ruobin Hu. At 463 Old Connecticut Path, Alan J. and Helen L. Reiss sold the property for $935,000 to David and Nikola Scherer.

NEIGHBORHOOD BREAKDOWN

Among sales with a recorded price, five fell under $800,000: 203 W Plain St ($635,000), 15 Woodland Rd ($645,000), 1 Valley View Rd ($720,000), 389 Commonwealth Rd ($750,000) and 94 W Plain St ($790,000). Three sold in the $800,000-to-$1.2 million range: 463 Old Connecticut Path ($935,000), 8 Wheelock Rd ($1,152,000) and 10 Bennett Rd ($1,180,000). Two sold above $1.2 million: 12 Forest Hill Rd ($1,750,000) and 21 Jeffrey Rd ($1,975,000). West Plain Street had two recorded sales this period, at 94 W Plain St and 203 W Plain St, together spanning the low and middle of the month's price range. Wisteria Way also recorded two transfers, both involving the same building unit and the Wons family; neither has a recorded price.

MARKET NOTES

Bedroom, bathroom and square-footage figures are not available from deed records, so no price-per-square-foot comparisons can be made this period. Of the 10 sales without a recorded price, all involved a transfer within the same family, either into a family trust or between family members, rather than a sale to an unrelated buyer. That includes 156 Pelham Island Rd, 1 Old Sudbury Rd, 22 Lillian Way Unit 21, 19 Pequot Rd, 8 Shore Dr, 143 Boston Post Rd, 8 High Rock Rd and both Wisteria Way units. By contrast, all 10 sales with a recorded price involved a change of surname between seller and buyer, consistent with arm's-length transactions. One condominium unit, 22 Lillian Way Unit 21, and one condominium building unit on Wisteria Way appeared among the transfers; the remainder were not identified as condominiums in the available data.
