Watertown Home Sales Range From $544,000 To $1.15 Million In September

WATERTOWN -- Fourteen properties changed hands in Watertown between Aug. 28 and Sept. 26, according to newly recorded deeds, though sale prices have posted for fewer than half of them so far.

MARKET OVERVIEW Of the 14 recorded transfers, six carried a sale price by the time deeds were recorded, ranging from $544,000 to $1,150,000. The median among those six priced sales is $805,000. The remaining eight transfers show price not yet available, which typically appears in registry data within about a week of recording. Based on the raw count alone, 14 transfers in a four-week span is a moderate volume for Watertown. A closer look at the names on the deeds shows that all eight of the unpriced transfers moved property between a person and their own trust, or within the same family, rather than to an unrelated buyer, which is the likely reason no sale price has posted for them yet.

TOP SALES The highest-priced sale was 158 Robbins Rd, which sold for $1,150,000 on Sept. 4. Katharine M Kasper was the seller; the buyer was Robbins Road LLC. A Watertown property sold for $1,065,000 on Sept. 8. The seller was listed as the Marija G Defabritiis Credit Shelter Trust, with Vincent A Defabritiis as trustee; the buyers were Olivia J Lampasona and Sarah A Lampasona. 230 Orchard St sold for $860,000 on Sept. 2. John W Marshall was the seller; the buyer was Eleven Million Olive Trees LLC. 12 Bennett Rd sold for $750,000 on Aug. 28. The sellers were Denise LeBlanc and the estate of Joan Frances Lavalle; the buyers were Jane Ghublikian and Christopher Wiley. 199 Coolidge Ave Unit 401 sold for $620,000 on Sept. 1. Sherry L Mayrent was the seller; the buyers were Ray F Shurtleff and Maureen A Shurtleff.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one transfer this period. Coolidge Avenue had two condominium unit sales, at 199 Coolidge Ave Unit 313 and Unit 401. Orchard Street also had two transfers, at 230 Orchard St and 399 Orchard St. Separately, 48 Bigelow Ave had two unit transfers, at Unit 23 and Unit 37. Among the six sales with a recorded price, two topped $1 million (158 Robbins Rd and the $1,065,000 sale), while four fell between $500,000 and $1 million, including 948 Belmont St Unit 49 Bldg E at $544,000, the lowest recorded price of the period.

MARKET NOTES Eight of the 14 transfers, at 71 Arlington St, 48 Bigelow Ave Units 23 and 37, 96 Marshall St, 16 Franklin St, 199 Coolidge Ave Unit 313, 399 Orchard St and 4 Repton Cir Unit 4213, show a grantor and grantee sharing the same or a closely related family name, typically an individual transferring property into their own trust. None of those eight has a recorded price. By contrast, all six transfers with a recorded sale price went to a buyer with a different name than the seller, including two sales to limited liability companies (Robbins Road LLC and Eleven Million Olive Trees LLC). Condominium units accounted for six of the 14 transfers. No bedroom, bathroom or square-footage data was available in the deed records, so no price-per-square-foot comparisons could be made.
