Reading Median Sale Price Holds at $860,000 Amid Range of Recorded Deeds

READING -- Nineteen property transfers were recorded in Reading between Aug. 28 and Sept. 26, with sale prices ranging from $572,500 to $1,250,000 among the transactions with prices on file. The median sale price stands at $860,000.

MARKET OVERVIEW

The Middlesex South Registry of Deeds recorded 19 property transfers in Reading during the period, of which 13 carry a recorded sale price so far. Prices ranged from $572,500 at 713 Gazebo Circle Unit 713 to $1,250,000 at 10 Grandview Road, with a median of $860,000 across the 13 priced sales. Nineteen recorded transfers in a four-week span is a moderate volume of activity for the town. Six of the 19 transfers do not yet show a price; most of those appear to be transfers among family members into trusts or estates rather than open-market sales, which is discussed further below. Prices for the remaining transactions typically appear in registry data within about a week of recording.

TOP SALES

The top sale was 10 Grandview Road, which sold for $1,250,000 on Sept. 1. David A. Druid and Patricia E. Druid sold the property to Frank J. Bova and Kelly Ottaviano.

121 Salem Street Unit 2 sold for $1,050,000 on Sept. 4. William Sheehan and Katelyn Sheehan sold the condominium unit to Tanay Patel and Vrutika Patel.

25 Lisa Lane sold for $999,999 on Sept. 9. Ann Quinn and Ann M. Quinn sold the property to Rebecca Lee Doherty and Michael Louis Doherty.

24 Baldwin Lane sold for $975,000 on Sept. 1. Ann M. Hardy sold the property to Christopher R. Smith and Meaghan Hardy Smith.

1295 Main Street sold for $950,000 on Sept. 2. Ahmed Kotb Abdelgalil and Maha Mohsen Nasr Fagelnour sold the property to Honglu He.

NEIGHBORHOOD BREAKDOWN

Main Street saw three separate transfers during the period: 110 Main St. (price not yet available), 1295 Main St. ($950,000) and 531 Main St. Unit 1002 ($715,000), more recorded activity on a single street than anywhere else in town this period.

By price tier among the 13 sales with recorded prices: four sold under $750,000 (713 Gazebo Circle Unit 713, 63 Sunnyside Ave., 615 Summer Ave. and 531 Main St. Unit 1002); seven sold between $750,000 and $1 million (0 Chequessett Road, 20 Warren Ave., 31 Jacob Way Unit 6, 8 Sanborn St. Unit 4008, 1295 Main St., 24 Baldwin Lane and 25 Lisa Lane); and two sold above $1 million (121 Salem St. Unit 2 and 10 Grandview Road).

Five of the 19 recorded transfers involved condominium units rather than single-family properties: 31 Jacob Way Unit 6 ($860,000), 121 Salem St. Unit 2 ($1,050,000), 531 Main St. Unit 1002 ($715,000), 8 Sanborn St. Unit 4008 ($875,000) and 713 Gazebo Circle Unit 713 ($572,500).

Four of the six transfers without a recorded price show the same family name on both the grantor and grantee side, indicating transfers into a trust or estate rather than open-market sales: 2 Audubon Road (Littlefield to an SC Littlefield Family Trust), 110 Main St. (Sidiropoulos to a Sidiropoulos revocable trust), 52 Red Gate Lane (Gray to a Gray family trust) and 27 Virginia Road (Costanza to a Costanza grantor trust). A fifth, 73 Wescroft Road, transferred from Marsha E. Avery to James F. Divito with Avery retaining a life estate. The sixth, 28 Johnson Woods Drive, transferred between unrelated parties and its price had not yet posted to the registry as of this report.
