Townsend Home Prices Range Widely as Turner Road Sale Tops $654,000
TOWNSEND -- Seventeen property transfers were recorded in Townsend between July 3 and Aug. 1, with disclosed sale prices ranging from $160,000 to $654,375. A home on Turner Road brought the highest disclosed price of the period.
MARKET OVERVIEW
The South Middlesex Registry of Deeds recorded 17 property transfers in Townsend during the period. Of those, nine included a disclosed sale price; the remaining eight were recorded without consideration amounts, which is common for deeds involving family transfers, trusts and estates. Among the nine disclosed sales, prices ranged from $160,000 to $654,375, with a median of $420,000. Without prior-month figures for comparison, the raw count of 17 transfers does not by itself indicate whether activity increased or decreased from previous periods.
TOP SALES
The highest-priced recorded sale was 94 Turner Rd, which sold for $654,375 on July 7. Michael H. Spinney and Barbara J. Spinney sold the property to Tyler C. Sharp and Christina M. Sharp. At 25 Hickory Dr, Stephen J. Mitchell sold to Karen Levie and Christopher Levie for $540,800 on July 15. The property at 8 South St sold for $538,000 on July 31; Kenneth A. Diranian and Charles Q. Diranian sold to Shannon A. McCleery and Colin Sloane. At 105 Main St, Karen P. Walsh sold to Brett Austin Harding and Tayla Paige Harding for $520,000 on July 31. Rounding out the top five, 211 Main St sold for $420,000 on July 23, with Katarina Leonard and Katarina Franz listed as sellers and Kaitylyn Pitman as buyer.
NEIGHBORHOOD BREAKDOWN
Main Street saw the most recorded activity of any street, with four separate transfers during the period: 105 Main St ($520,000), 211 Main St ($420,000), 321 Main St ($310,000) and 155 Main St (price not disclosed). West Elm Street also recorded two transfers, at 7 W Elm St and 48 W Elm St, both without disclosed prices. Among the nine disclosed sales, three fell under $500,000 (a Turnpike Road condominium unit at $172,500, a Townsend Hill Road property at $389,900, and a property listed only as "Townsend, MA" at $160,000), three fell between $500,000 and $600,000, and two -- Turner Road and Hickory Drive -- topped $600,000.
