Top Everett Home Sale Hits $1.06 Million as Prices Span Wide Range

EVERETT -- A single-family home on Hatch Street sold for $1,063,000 in early August, the highest recorded sale price in a month that saw 15 property transfers in Everett, though fewer than half of those deeds disclosed a sale price.

MARKET OVERVIEW

Fifteen properties changed hands in Everett between July 31 and Aug. 29, according to deeds recorded at the South Middlesex Registry of Deeds. Six of those transactions listed a sale price, ranging from $525,000 to $1,063,000, with a median of $755,000 among the disclosed sales. The remaining nine transactions, 60% of the total, did not include a consideration amount, a pattern common among trust-to-trust transfers and LLC-to-LLC deals. Based on the raw count alone, 15 recorded deeds represents a moderate volume for a single month in Everett; the high share of undisclosed prices limits what can be concluded about overall price movement this period.

TOP SALES

The highest-priced sale was 20 Hatch St., which sold for $1,063,000 on Aug. 7. Xie Jinyu and Xino Meng sold the property to Huang Biping. At 23 Waters Ave., the sale price was $1,000,000 on July 31; Jessica Lombardo, as trustee of the Jessica Lombardo Revocable Trust, sold the property to Zeng Properties LLC. A condominium unit at 4 High Street Ter., Unit 2, sold for $760,000 on July 31, with Lucas Mendes Garcia and Amela Garcia selling to Ana Heredia. At 20 Dunster Rd., the property sold for $750,000 on Aug. 3; Richard G. Digirolamo and Ralph Digirolamo, as trustees, sold to Robert T. Deluca, as trustee of the Dunster Realty Trust. The same sellers also sold 462 Ferry St. for $700,000 on the same day, this time to Deluca as trustee of the Ferry Realty Trust.

NEIGHBORHOOD BREAKDOWN

Five properties on five different streets, 45 Mystic St., 39 Lynde St., 47 Mystic St., 88 Third St. and 40 Robin St., all sold on Aug. 3. Seller Rocco Vigorito transferred all five to a single buyer, recorded as Mystic Lynde Third Robin LLC on four deeds and Mystic Lyde Third Robin LLC on the fifth. None of the five listed a sale price. Separately, two other Aug. 3 sales, 20 Dunster Rd. and 462 Ferry St., shared the same seller (the Digirolamo family, as trustees) and the same buyer (Robert T. Deluca, as trustee), with each property placed into its own address-named realty trust. Among the six disclosed sales, two fell under $750,000 ($525,000 and $700,000), three fell between $750,000 and $1 million ($750,000, $760,000 and $1,000,000), and one exceeded $1 million ($1,063,000 at 20 Hatch St.).

MARKET NOTES

Beds, baths and square footage were not available in the recorded deed data, so no price-per-square-foot comparisons were possible. Property types spanned single-family homes and at least one condominium unit, at 4 High Street Ter., Unit 2. Twelve of the 15 transactions, 80%, involved a trust or LLC entity as buyer, seller or both, including the five-property Vigorito-to-LLC portfolio sale and three same-family trustee transfers: 8 Jones St. (Eusebio Arruda to Eusebio F. Arruda and Paula F. Arruda as trustees), 22 Harley Ave. (Gail A. Shanley to herself as trustee) and 153 Bradford St. (Eduarda Addison to herself as trustee). Only three of the 15 recorded deeds, 20 Hatch St., 4 High Street Ter. Unit 2, and one unlisted Everett address, involved individual buyers and sellers with no trust or LLC on either side.
