Top Arlington Sale Hits $2.39 Million While Half Of Deeds Omit Price

ARLINGTON -- The South Middlesex Registry of Deeds recorded 17 Arlington property transfers between July 31 and Aug. 29, topped by a $2,390,000 sale on Renfrew Street. Ten of the 17 transactions, nearly half, listed no sale price, and several of those appear to be transfers between family members or into trusts.

MARKET OVERVIEW Seventeen sales were recorded over the roughly four-week period, an average of about one every two days. Of those, seven deeds disclosed a sale price, ranging from $850,000 to $2,390,000, with a median of $1,470,000 among the disclosed sales. The dataset includes no prior-period figures for Arlington, so the raw count alone cannot establish whether the period was active or slow; it can only be reported as 17 transactions across 16 different streets.

TOP SALES The period's highest-priced sale was 203 Renfrew St. for $2,390,000, recorded Jan. 31, with OCAAT LLC selling to the Wilson Living Trust and Dorothy A. Wilson as trustee. At 34 Academy St., Christopher and Courtney Thunes sold to Mackenzie Lacy and Melissa Matteis for $1,800,000, also recorded July 31. A home at 163 Woodside Ln. sold for $1,475,000, with Joseph F. Lawlor, trustee of the Lawlor Nominee Trust, selling to Jaclyn and John Bilello. At 26 Perkins St., Matthew and Alina Avery sold to Tanvi Sameer Sawant and Shilpen Minesh Patel for $1,470,000. Rounding out the top five, 40 Tanager St. sold for $1,305,000, with Jianhong Zhao and Huawei Chen selling to Graham Provost and Susan Keeva.

NEIGHBORHOOD BREAKDOWN No street in this dataset recorded more than one sale, so no street-level clustering emerged. By price tier among the disclosed sales: one sale fell in the $500,000-to-$1 million range, a condominium unit at 186 Pleasant St. that sold for $850,000. Four sales fell between $1 million and $1.5 million: 38 Bailey Rd. ($1,060,000), 40 Tanager St. ($1,305,000), 26 Perkins St. ($1,470,000) and 163 Woodside Ln. ($1,475,000). Two sales exceeded $1.5 million: 34 Academy St. ($1,800,000) and 203 Renfrew St. ($2,390,000). No sale in the disclosed group fell below $500,000.

MARKET NOTES Ten of the 17 recorded deeds, 59%, listed no sale price, and eight of those ten show the same family name on both the seller and buyer side of the transaction, often paired with a trust: Ranger Street (Ahern to an Ahern-linked realty trust), Wollaston Avenue (Smith to a Smith trust), North Union Street (Cristobal family members), an unaddressed entry (Sullivan and Epstein transferring between each other), Warren Street (Keith Day to a Day trust), Cutter Hill Road (Hutchinson and Jakubiak to their own trusts), Coolidge Road (Nola Anderson from her own revocable trust) and Mount Vernon Street (Wolfson and Klein to their own trusts). The deed data does not indicate the reason for these transfers. Among property types, the 186 Pleasant St. sale was recorded as a condominium unit; the remaining disclosed-price sales were single addresses without unit numbers, consistent with single-family homes, though the deed data does not specify property type directly.
