Three disclosed Cambridge sales span $2 million to $5 million in October

CAMBRIDGE -- The South Middlesex Registry of Deeds recorded 11 property transfers in Cambridge during October, but only three carried a disclosed sale price. The remaining eight were nominal-consideration transfers, in which properties moved for token amounts, typically between family members or into trusts, rather than through market sales.

MARKET OVERVIEW

Three sales in October carried recorded prices, ranging from $2,050,000 to $5,000,000, with a median of $2,700,000. With only three priced transactions, the sample is too small to characterize overall market activity with confidence. The other eight recorded transfers were nominal-consideration transfers and are not included in the price range, median or tier breakdowns below.

TOP SALES

The month's largest transaction was a $5,000,000 sale that closed Oct. 5, with JLP Realty LLC as seller and Richdale Avenue LLC as buyer. The deed record did not include a street address.

At 213 Third St., Third Street Cambridge LLC sold the property to Martin C. Peters for $2,700,000 on Oct. 2.

At 8 Richardson St., Unit 8, Jonathan Gootenberg and Yoonjeong Cha sold the condominium unit to Nicholas and Cheryl Gall for $2,050,000 on Oct. 2.

NEIGHBORHOOD BREAKDOWN

All three priced sales were above $2 million, with no shared street names among them. The eight nominal-consideration transfers were spread across separate streets with no overlap: Garden Street, Tremont Street, Earhart Street, Lee Street, Salem Street, Harvey Street, Cambridge Street and Prince Street.

MARKET NOTES

Of the eight nominal-consideration transfers, seven involved grantors and grantees sharing a surname or trust designation tied to the same individual, consistent with property moving into a family trust or revocable trust: 36 Garden St. (Zhang Qin to QZ Family Trust), 107 Tremont St. (Sousa Jose R. to Tremont Street Trust, with Melissa A. Sousa as trustee), 2 Earhart St., Unit Tango 524 (within the Podgorbunskihs family), 55 Lee St. (Richard S. and Ruth B. Grossman to themselves as trustees), 10 Salem St. (Sater family to Salem Street Realty Trust), 69 Harvey St., Unit 10 (Emily Scott to her own living trust) and 19 Prince St. (Michael A. Shia to his own revocable trust). The eighth, at 1643 Cambridge St., Unit 52, involved Linda Pinti transferring to Adiva Properties NE LLC; the deed record does not show a shared surname or trust relationship, so no family or trust connection can be reported for that transfer.

Among the three priced sales, one, at 8 Richardson St., was identified by deed records as a condominium unit. The other two, at 213 Third St. and the unaddressed $5 million property, were not identified as condominiums or any other property type in the deed data. Several of the nominal-consideration transfers also carried unit designations, at 2 Earhart St., 69 Harvey St. and 1643 Cambridge St., indicating those properties are condominium units as well.
