Three Ashland home sales top $1 million as median holds at $610,000

ASHLAND -- Twenty deeds recorded at the South Middlesex Registry of Deeds between Aug. 14 and Sept. 12 show a housing market with sale prices ranging from $450,000 to $1,599,000, though half of all transactions carried no disclosed price.

MARKET OVERVIEW

The registry recorded 20 property transfers in Ashland during the period, but only 10 included a disclosed sale price. Among those, prices ranged from $450,000 to $1,599,000, with a median of $610,000. A raw count of 20 recorded deeds suggests steady transaction volume for the four-week period, though the high share of undisclosed prices, half the dataset, limits how much can be concluded about overall pricing trends. Many of the no-price transfers involve sellers moving property into trusts or estates settling ownership, which commonly do not carry a stated consideration.

TOP SALES

The month's highest-priced sale was 82 Hardwick Rd., which sold for $1,599,000 on Aug. 31. Sellers Peter and Leslie Marci transferred the property to buyers Jennifer and John F. Ceredona. At 27 Heritage Ave., Lori M. and Scott A. Stanney sold to George E. and Virginia A. Gardner, trustees, for $1,135,000 on Aug. 31. The Stanney name also appears on the buyer side of a separate transaction this period: Lori M. Stanney purchased a unit at 76 Meeting House Path for $460,000 from Natalie Bowen the same day. At 78 Front St., CFT Realty Trust, with John P. Cieri as trustee, sold to FS Holdings LLC for $1,000,000 on Sept. 1. Rounding out the top five, 84 W Union St. sold for $735,000 on Aug. 14, with Anatoliy and Dina Shakarov selling to Anna and Vasyl Sokoliuk, and 6 Fox Hill Rd. sold for $685,000 on Aug. 25, with Sharath Patil and Shwetha Bhadravathi Patil selling to Abateneh Alemu.

NEIGHBORHOOD BREAKDOWN

Captain Eames Circle accounted for four of the period's 20 transfers, more than any other street: units at 47 Captain Eames Cir. and 325 Captain Eames Cir. each sold for $535,000 on Aug. 31, while units at 193 Captain Eames Cir. and 477 Captain Eames Cir. changed hands without a disclosed price on Aug. 31 and Aug. 28, respectively. By price tier among disclosed sales, three transactions exceeded $1 million: 82 Hardwick Rd. ($1,599,000), 27 Heritage Ave. ($1,135,000) and 78 Front St. ($1,000,000). Four sold between $500,000 and $1 million: 84 W Union St. ($735,000), 6 Fox Hill Rd. ($685,000) and the two $535,000 Captain Eames Circle units. Three sold under $500,000: 47 Meeting House Path ($460,000, listed in records as unit D BLG 91) and 83 Arrowhead Cir. ($450,000), plus 18 Haven Way ($530,000), which falls just above that threshold.

MARKET NOTES

Several of the period's undisclosed-price transfers followed a trust or estate pattern: sellers at 8 South St., 193 Captain Eames Cir., 6 Summit Ln., 181 Concord St. and 12 Longhill Rd. each transferred property into a trust bearing the same family name, and 11 Wadsworth Rd. changed hands following the estate of Ursula G. Finkemeyer. The dataset also shows a mix of property types: unit-numbered condominium sales appeared at Meeting House Path, Captain Eames Circle, Haven Way and Arrowhead Circle, while the remaining addresses were recorded without unit designations, consistent with single-family transfers. Bed, bath and square-footage data were not available from the deed records for any transaction.
