Stoneham median home sale holds at $725,000 amid wide October price spread

STONEHAM -- Nine Stoneham property sales carried recorded prices in October, ranging from $175,000 to $1,489,355, while nine additional recorded transfers carried only nominal considerations, several of them moving property into family trusts.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 Stoneham property transfers between Oct. 2 and Oct. 31. Of those, nine included sale prices available at reporting time; the remaining nine were nominal-consideration transfers and are not counted in price calculations. Among the nine priced sales, prices ranged from $175,000 to $1,489,355, with a median of $725,000. Eighteen total recorded transfers is a moderate volume for the month, though with half of them being nominal-consideration transfers rather than market sales, the pool of priced transactions driving the median is smaller than the overall count suggests.

TOP SALES

The month's highest-priced sale was 10 Isola Lane, which sold for $1,489,355. Stoneham Heights LLC was the seller; Kevin and Olivia Letiecq were the buyers. Bed, bath and square-footage data were not available.

25 Lawndale Road sold for $1,050,000. Michael Schiazza, trustee of the Schiazza Realty Trust, sold the property to John William Nolan IV and Susan Nolan.

77 Washington Street sold for $780,000, with John W. Callahan as seller and Susan Leite Bowers as buyer.

33 Wilson Road sold for $740,000. The sellers were Karen M. O'Connor and the estate of Marion L. Maher; the buyers were Christopher Cortez and Kathy Hommel.

566 Main Street sold for $725,000, with Siva Aduri and Vimal Rathee as sellers and Brian Goekler as buyer.

NEIGHBORHOOD BREAKDOWN

Two sales tiers emerged among priced transactions. Over $1 million: 10 Isola Lane ($1,489,355) and 25 Lawndale Road ($1,050,000). Between $500,000 and $1 million: 77 Washington Street ($780,000), 33 Wilson Road ($740,000) and 566 Main Street ($725,000). Under $500,000: 61 Wright St. Unit 305 ($409,000), 159 Main St. Unit 54A ($380,000), 23 Dean Street ($337,500) and a Stoneham parcel listed without a street address that sold for $175,000 from Manison Street LLC to Onyx Realty LLC.

Wright Street had two recorded transfers in October: the $409,000 condominium sale at 61 Wright St. Unit 305, and a nominal-consideration transfer at 46 Wright St. from Mark R. and Kimberly A. Wall to the Wright Street Nominee Trust, with Mark R. Wall as trustee. High Street also had two entries, both nominal-consideration transfers from Tobin Leong to Tobin Leong as trustee of the Tobin Leong Revocable Trust, covering 74 High St. and 72 High St.

MARKET NOTES

Nine of the 18 recorded transfers carried nominal consideration rather than a market price. Several of those show a shared surname or trustee designation between grantor and grantee, consistent with property moving into a family or individual trust rather than changing ownership on the open market: 46 Wright St. (Wall to Wright Street Nominee Trust), 74 and 72 High St. (Leong to Tobin Leong Revocable Trust), 17 Keene St. (Nedroscik to Nedroscik trustees), 9 Raymond Rd. (Shepherd to Shepherd trustees) and 78 North St. (White to White Revocable Trust). The nominal transfer at 9 Randolph Rd. involved the Colantuoni family on both sides, and 40 Main St. Unit 408 moved from Elaine Nordstrom to Nancy Nille and Amy Nordstrom, also a shared-surname transfer. One nominal transfer, 53 Gould St. from Kellie S. Hunter to KP Partners LLC, did not show a shared name between parties.

Among priced sales, three involved condominium units identified by unit numbers: 61 Wright St. Unit 305 ($409,000) and 159 Main St. Unit 54A ($380,000). Square footage and bedroom/bathroom data were not available in the deed records for any property, so no price-per-square-foot comparisons could be calculated this month.
