Somerville Home Prices Range Widely As October Sales Stay Thin

SOMERVILLE -- The South Middlesex Registry of Deeds recorded 17 property transfers in Somerville in October, but only five carried disclosed sale prices, topped by a $1,750,000 sale on Summer Street.

MARKET OVERVIEW

Of the 17 deeds recorded between Oct. 2 and Oct. 31, five showed a recorded sale price. Those prices ranged from $248,791 to $1,750,000, with a median of $969,000. The other 12 transfers were recorded for nominal consideration, generally $10,000 or less, and are not counted in the price range, median or any price-tier figures below. With just five priced sales against 17 total recordings, October's disclosed market activity was limited relative to the overall volume of paperwork moving through the registry.

TOP SALES

176 Summer St sold for $1,750,000 on Oct. 7. The seller was Cafasso Properties LLC; the buyers were listed as Davis Satchi and Ting.

8 Sargent Ave sold for $1,100,000 on Oct. 2. The seller was Valerie J. Messina; the buyer was Lacourt Benevolence Trust LLC.

9 Sycamore St sold for $969,000 on Oct. 7. The sellers were Brandon P. Moulton and Nora Moulton; the buyers were Sheena Wood and Karan Mudgal.

102 Glenwood Rd sold for $900,000 on Oct. 2. The sellers were Robert Munighan and Ann F. Munighan; the buyers were Rodrigo E. Saez and Elizabeth Saez.

375 Canal St, Unit 1011, sold for $248,791 on Oct. 6. The sellers were Dionne Nolan and Francisco Rodriguez; the buyers were Demi Racine Carnot and Victor Eduardo Moreno.

NEIGHBORHOOD BREAKDOWN

Among the five priced sales, no single street recorded more than one transaction, so this month's pattern is best read by price tier. Under $500,000: one sale, the 375 Canal St condo unit at $248,791. Between $500,000 and $1 million: two sales, 9 Sycamore St at $969,000 and 102 Glenwood Rd at $900,000. Above $1 million: two sales, 176 Summer St at $1,750,000 and 8 Sargent Ave at $1,100,000. Separately, Spring Street saw two deed transfers in October, 13 Spring St and 50 Spring St Unit A, but both were recorded for nominal consideration rather than a disclosed sale price.

MARKET NOTES

Twelve of the 17 October transfers, about seven in 10, were nominal-consideration transactions rather than market sales and are excluded from the price figures above. Several of those show the same individual or couple listed as both grantor and grantee with a "TR" designation attached to the buyer's name, including transfers at 8 Clyde St, 50 Spring St Unit A, 96 Bartlett St, 375 Canal St Unit 717, 214 Powder House Blvd, 4 Sanborn Ave and 13 Howe St, a pattern consistent with owners placing property into trusts. One transfer, at 54 Bromfield Rd, named a "Bromfield Road Family Trust" as grantee. Among the five priced sales, only the Canal Street transaction is identified as a condominium unit; property type is not specified in the deed data for the other four. No bedroom, bathroom or square-footage figures were available for any October transaction, so price-per-square-foot comparisons cannot be made this month.
