Single $4 million sale dwarfs rest of Ashland's June-July deed activity

ASHLAND -- A single transaction more than four times the size of any other recorded deed drove Ashland's residential real estate activity between June 26 and July 25, even as nearly half of the month's recorded transfers carried no disclosed sale price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 20 property transfers in Ashland during the period. Of those, 11 included a disclosed consideration amount, ranging from $450,000 to $4,075,000, with a median sale price of $795,000 among the disclosed transactions. A raw count of 20 recorded deeds in a month indicates a fairly active pace of recorded activity, though the high share of transfers without a listed price -- 9 of 20 -- limits how much can be concluded about overall price trends this period.

TOP SALES The month's largest transaction by far was 158 Butterfield Dr., which sold for $4,075,000 on July 13. NEWYO LLC sold the property to Butterfield Partners LLC. The next-highest sale was 73 Independence Ln., which sold for $1,185,000 on June 26; the Yu Revocable Trust, with Ruoqi Peng as trustee, sold the property to Ayan Ghoshal and Dipanwita Ghose. At 32 Sherborne Cir., Richard M. and Charlotte A. Bocuzzi sold their property for $907,500 on June 30 to Carlos Andres Barrero and Ann Elizabeth Barrero. At 7 Whippoorwill Ln., James W. and Pamela CJ McQuillan sold for $902,500 on July 10 to James Starkey and Valerie Laufer. Rounding out the top five, 3 Shady Hollow Path sold for $875,000 on July 2; John J. DeRosa and Ilene G. Hawk sold the property to Diwakar Devkota and Rita Lamichhane.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale during the period, so activity is best summarized by price tier among the 11 disclosed sales. Three sales closed under $500,000: 10 Metropolitan Ave. ($450,000), an unaddressed Ashland parcel sold by the Brown Family Realty Trust ($480,000), and 7 Linden St. ($490,000). Six sales fell between $500,000 and $1 million: 291 America Blvd. Unit B, Bldg. 23 ($620,000); 107 High St. ($630,000); 7 Hundred Oaks Ln. ($795,000); 3 Shady Hollow Path ($875,000); 7 Whippoorwill Ln. ($902,500); and 32 Sherborne Cir. ($907,500). Two sales topped $1 million: 73 Independence Ln. ($1,185,000) and 158 Butterfield Dr. ($4,075,000).

MARKET NOTES Nine of the 20 recorded deeds this period were transfers in which the grantor and grantee share the same family name and no sale price was disclosed, consistent with a property being moved into a trust rather than sold on the open market. These included 6 Grover St. (Yen/Chiang family to the Grover Road Realty Trust), 7 Old Central Tpk. (Draper family to two Draper living trusts), 2 Indian Spring Rd. (Carriker/Andrews to Carriker family members), 123 Arrowhead Cir. Unit 114D (Kiperberg family to Kiperberg trustees), 16 Woodland Rd. (Cobuzzi to the Mary Ellen Cobuzzi Trust), 34 Laurelton Dr. (Sprague to the Deborah A. Sprague Life Trust), 54 Cedar Hill Rd. (Griffin family to Griffin trustees), 8 Adams Rd. (Gassel to the Margy Gassel Living Trust), and 105 Sudbury Rd. (Broadhurst to the Karin Broadhurst Living Trust). A tenth trust-related transfer, the sale of a Brown Family Realty Trust property at an unaddressed Ashland parcel to Glauber Cardoso Figueiredo, did carry a disclosed price of $480,000, since that transfer went to a buyer outside the family. The recorded deeds also included at least two condominium unit sales -- 123 Arrowhead Cir. Unit 114D and 291 America Blvd. Unit B, Bldg. 23 -- alongside single-family street-address transfers. Bed, bath and square-footage figures were not available in the deed records reviewed for this report.
