Shirley Sale Prices Span From $200,000 to $925,000 Over Past Month

SHIRLEY -- Thirteen property transfers were recorded in Shirley over the past month, with disclosed sale prices ranging from $200,000 to $925,000 and a median of $366,400 among the six transactions that listed a price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 13 transfers in Shirley between July 24 and Aug. 22. Of those, six listed a sale price, ranging from $200,000 to $925,000, with a median of $366,400. The remaining seven transfers did not disclose a price, a common feature of trust and family-related deed filings. A count of 13 recorded deeds in four weeks represents a moderate volume for the town; no prior-month figures were available for direct comparison, so this period cannot be characterized as busier or slower than usual based on count alone.

TOP SALES The highest-priced transaction was 1000 Mt Laurel Cir Unit 4, which sold for $925,000 on Aug. 7. Mt Laurel Realty LLC was the seller and Steady Course LLC the buyer. At 1 Derby Dr, the property sold for $519,500 on July 24; Richard C. Hayes and Nancy Johnson Hayes sold to Kristen E. Lowther. The home at 142 Squannacook Rd sold for $450,000 on Aug. 14, with Alex Beaudion and Shaelyn Beadion selling to Kathleen Waggoner and John Bono. A unit at 41 Ambrose Way, Unit 41, sold for $282,800 on Aug. 18; Shirley Station Development Inc. was the seller and Gregory Alan Cataldo and Rebecca May Cataldo the buyers. And 38 Fredonian St sold for $255,000 on July 30, with Kristie Ann Connolly selling to Revive Homes LLC.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale during the period, so no street-level clustering emerged. By price tier among the six disclosed sales: four fell under $500,000 (68 Longley Rd at $200,000, 38 Fredonian St at $255,000, 41 Ambrose Way Unit 41 at $282,800, and 142 Squannacook Rd at $450,000), and two fell between $500,000 and $1 million (1 Derby Dr at $519,500 and 1000 Mt Laurel Cir Unit 4 at $925,000). No sale exceeded $1 million. The seven transfers without a disclosed price were spread across the town with no geographic pattern: 1 South St, 30 Lancaster Rd, 10 Mt Henry Rd, 122 Hazen Rd, 45 Clark Rd, 42 Peabody Rd and 75 Lawton Rd.

Two of the recorded sales involved condominium units, 41 Ambrose Way Unit 41 and 1000 Mt Laurel Cir Unit 4; the remaining transfers did not specify a unit designation. Among the disclosed-price sales, two buyers were limited liability companies: Steady Course LLC purchased the Mt Laurel Circle unit, and Revive Homes LLC purchased the Fredonian Street property. Seven of the 13 recorded transfers, including those at South Street, Lancaster Road, Mt Henry Road, Hazen Road, Clark Road, Peabody Road and Lawton Road, listed grantor and grantee names that overlap or share a surname, consistent with trust or estate transfers within the same family. No sale price was disclosed for any of these seven transfers.
