Lexington Home Sales Cluster In $1 Million To $2 Million Range This Period

LEXINGTON -- Nineteen properties changed hands in Lexington over the four weeks ending Aug. 22, according to deeds recorded at the South Middlesex Registry of Deeds. Among the 11 transfers that included a disclosed price, sale amounts ranged from $605,000 to $4,625,000, with a median of $1,450,000.

MARKET OVERVIEW

The registry recorded 19 Lexington property transfers between July 24 and Aug. 22. Of those, 11 included a disclosed consideration amount, ranging from $605,000 to $4,625,000, with a median of $1,450,000. The other eight transfers did not include a recorded sale price; several of them list matching or closely related grantor and grantee names, consistent with transfers into or out of a trust. Based on the raw count of 19 recorded transfers, the period shows a moderate level of activity, though the fact that more than 40% of transfers carried no disclosed price limits what can be concluded about overall pricing.

TOP SALES

The period's highest recorded sale was 10 Burnham Rd, which sold for $4,625,000 on July 30. Seller HBC LLC transferred the property to buyers Robert Aprill and Christine Woods Aprill. The second-highest sale was 197 Woburn St, which sold for $3,620,000 on July 28; seller Enbao Huang transferred the property to the Woburn Street Realty Trust and a trustee named Zhou. Two condominium units in the same building at 93 Bedford St each sold for $1,849,900: Unit 308 on July 29, sold by FK Partners Lexington LLC to Elizabeth Roberts Wood, trustee of a revocable trust, and Unit 02 on July 27, sold by FK Partners Lexington LLC to the Bedford Street Realty Trust and trustee Patrick R. Mehr. Two more sales tied at $1,450,000: 28 Whipple Rd, sold July 30 by Daniel and Lisa Nickels to AnchorX Investments LLC, and 42 Peacock Farm Rd, sold July 27 by Allison M. Perkel and Shannon B. Davis to Serena Huang and Luke Osborne.

NEIGHBORHOOD BREAKDOWN

Bedford Street accounted for three of the period's sales, all units within the same building at 93 Bedford St and all sold by FK Partners Lexington LLC: Unit 308 ($1,849,900), Unit 02 ($1,849,900) and Unit 310 ($1,389,900). Woburn Street also had two recorded transfers: 197 Woburn St ($3,620,000) and 75 Woburn St (price not disclosed). Among the 11 disclosed sales, one fell below $1 million: 68 Emerson Gardens Rd Unit 68 at $605,000. Eight fell between $1 million and $2 million, including the three Bedford Street units, 38 Albemarle Ave ($1,092,000), 1 Valley Rd ($1,180,000), 6 Larchmont Ln ($1,224,000), and the tied Whipple Road and Peacock Farm Road sales at $1,450,000 each. Two sales exceeded $2 million: 10 Burnham Rd and 197 Woburn St.

The three 93 Bedford St transfers, all sold by the same seller within a four-day span, indicate turnover in a single condominium building rather than a broader pattern across town. Eight of the 19 recorded transfers, at 44 Eaton Rd, 4 Cherry St, 129 Grove St, 123 Marrett Rd, 60 Outlook Dr, a Mulberry Lane parcel, 75 Woburn St and 6 Limmor Ter, list the same or closely related family names as both grantor and grantee, consistent with property moving into or out of a trust rather than an open-market sale. None of those eight transfers included a disclosed price.
