Shirley October Sales Range From $156,000 To $2 Million, Data Show

SHIRLEY -- Eleven property deeds recorded at the South Middlesex Registry of Deeds in October show a market anchored by a handful of condominium sales on Ambrose Way and a single large commercial transfer on Davis Street that topped $2 million.

MARKET OVERVIEW Of the 11 deeds recorded between Oct. 2 and Oct. 31, seven carried a reported sale price and four were nominal-consideration transfers, which are not counted toward price statistics. Among the seven priced sales, prices ranged from $156,000 to $2 million, with a median sale price of $415,000. Seven market sales in a single month is a moderate volume for a town of Shirley's size, though the raw count alone does not indicate whether conditions favor buyers or sellers.

TOP SALES The month's largest transaction was 4 Davis St., which sold for $2 million. The seller was Davis Street LLC and the buyer was Davis Street Apartments LLC. At 18 Ambrose Way, Unit 18, Connolly Kate E. purchased the property for $503,847 from Shirley Station Development Inc. A third Ambrose Way sale, Unit 33, went for $460,000, sold by Shirley Station Development Inc. to Lavallee Kristina and Miller Luke. At 92 Squannacook Rd., Caron Olivia and Burdick Justyn bought the property for $415,000 from seller Dolan Francis. A sale recorded only as located in Shirley, with no street address provided in the deed, sold for $310,000; Aho Daniel bought from seller Mohawk Meadows LLC.

NEIGHBORHOOD BREAKDOWN Ambrose Way saw the most activity of any street, with three unit sales recorded in October: Unit 15 for $200,000, Unit 18 for $503,847 and Unit 33 for $460,000. Two of the three, units 18 and 33, were sold by the same seller, Shirley Station Development Inc. By price tier, five of the seven priced sales fell under $500,000 (Walker Road, Ambrose Way Unit 15, the unspecified Shirley address, Squannacook Road and Ambrose Way Unit 33), one fell between $500,000 and $1 million (Ambrose Way Unit 18), and one exceeded $1 million (Davis Street). No other street had more than one recorded sale in the period.

MARKET NOTES Three of the seven priced sales were units on Ambrose Way, each explicitly labeled "UNIT" in the deed, suggesting a condominium development with ongoing sales activity; two of those three were sold directly by Shirley Station Development Inc., indicating continued sell-off of newly built or recently converted units. The Davis Street transaction involved two LLCs, with the buyer's name, Davis Street Apartments LLC, indicating a multi-unit property, though bed, bath and square footage figures were not available in the deed data. Four deeds recorded in October were nominal-consideration transfers rather than market sales: 37 Little Turnpike Rd., 42 Peabody Rd., 12 Oakes Lndg. and 103 Clark Rd. Two of those, 42 Peabody Rd. and 103 Clark Rd., involved grantees whose names include "TR" or "TRUST" matching the grantors' surnames, consistent with a trust transfer.
