Shirley home sales span $50,000 to $755,000 with $499,900 median in July

SHIRLEY -- Sixteen property transfers were recorded in Shirley during the four weeks ending Aug. 1, with disclosed sale prices ranging from $50,000 to $755,000. Five of the transfers involved family members or trusts moving property among themselves, with no price disclosed.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 16 transfers for Shirley properties between July 3 and Aug. 1. Of those, 11 included a disclosed sale price, ranging from $50,000 to $755,000. The median sale price among the 11 disclosed transactions was $499,900. The remaining five transfers were recorded without a disclosed price; four of those five moved property between individuals and a trust bearing the same family name, and one involved two members of the same family. Based on the raw count, arm's-length sales activity was spread fairly evenly across the price spectrum, with roughly half of disclosed sales above $500,000 and half below.

TOP SALES

The highest-priced transaction was 4 Andrea Ter, which sold for $755,000. Sellers Kris J. and Denise R. Kosakowski conveyed the property to Max Goodwin Jr. and Natalie K. Goodwin. Beds, baths and square footage were not available from deed records.

At 4 Waxen Way, Michael and Christine Pavel sold to Philip Ssebyala for $680,000.

The sale at 138 Benjamin Hill Rd closed at $635,000, with sellers Kyle Bradford Dube and Darlene Ann Dube conveying to Nathalie Dorsainvil and Christ C. Genty.

At 1 Derby Dr, Richard C. Hayes and Nancy Johnson Hayes sold to Kristen E. Lowther for $519,500.

Rounding out the top five, 60 Chapel St sold for $515,000. Sellers Michael J. King and Diane E. King conveyed the property to Justin Krysiak.

NEIGHBORHOOD BREAKDOWN

Lawton Road saw two transfers in the period: 57 Lawton Rd sold for $390,000, while 75 Lawton Rd changed hands without a disclosed price, as sellers Janet M. Kennedy and Susan Florence Smith conveyed the property to themselves as trustees. Ambrose Way also recorded two transactions, both condominium units sold by Shirley Station Development: Unit 11 sold for $499,900 and Unit 21 sold for $459,900.

By price tier among disclosed sales, six transactions closed under $500,000: 38 Fredonian St ($255,000), 78 Longley Rd ($100,000), 0 Leominster Rd ($50,000), 57 Lawton Rd ($390,000), 11 Ambrose Way Unit 11 ($499,900) and 21 Ambrose Way Unit 21 ($459,900). Five transactions closed between $500,000 and $1 million: 1 Derby Dr ($519,500), 60 Chapel St ($515,000), 138 Benjamin Hill Rd ($635,000), 4 Waxen Way ($680,000) and 4 Andrea Ter ($755,000). No disclosed sale exceeded $1 million.

MARKET NOTES

Two of the period's transactions were new-construction condominium sales at Ambrose Way, both sold directly by Shirley Station Development (Inc. and unincorporated listing) to individual buyers. Bed, bath and square-footage figures were not available from deed records for any property in this dataset, so no price-per-square-foot comparisons could be calculated.

Five of the 16 recorded transfers were within-family or trust transactions: 42 Peabody Rd moved from the Santo Realty Trust to Francis P. and Judith A. Santo individually; 75 Lawton Rd moved from Janet M. Kennedy and Susan Florence Smith to themselves as trustees; 12 Amanda Ln moved from Paulo J. and Maria G. Goulart to themselves as trustees; 141 Center Rd moved from Dorothy K. Wilbur to the Dorothy K. Wilbur Realty Trust; and a Shirley property was transferred from Carol A. and Patrick J. Larkin to Patrick Larkin. None of these five had a disclosed sale price, consistent with the pattern of no-consideration or nominal-consideration deeds typical of trust and estate transfers.

The lowest disclosed sale, $50,000 for a parcel listed as 0 Leominster Rd, was a transfer between two limited liability companies, Apple Valley Homes LLC and Jonmon Realty LLC.
