Sherborn October Sales Lean Above $1 Million With $4 Million Top Deal

SHERBORN -- A Farm Road property sold for $4 million in October, the highest price among Sherborn's 15 recorded deed transfers for the month, while five of those transfers, a third of the total, moved property into family or individual trusts rather than to new owners on the open market.

MARKET OVERVIEW Fifteen deed transfers were recorded in Sherborn between Oct. 2 and Oct. 31. Ten carried disclosed sale prices, ranging from $980,000 to $4,000,000, with a median of $1,175,000. The remaining five were nominal-consideration transfers, each for under $10,000, and are not counted in the price range, median or price-tier figures below. Based on the raw count alone, 15 total transfers in a single month represents a notable volume of recorded activity for Sherborn, though a third of that activity reflected non-sale transfers rather than market transactions.

TOP SALES 112 Farm Rd sold for $4,000,000 on Oct. 15, the month's highest-priced transaction. The seller was listed as Sloan David Scott TR and the Lee Irrevocable Childrens Trust; the buyers were Pamela J. George TR and Robert J. George TR.

41 Great Rock Rd sold for $1,550,000 on Oct. 28. Jeanne M. Rummel TR and Scott J. Rummel TR sold to Christopher Paul Coates TR and Lauren Beatrice Slater TR.

24 Russett Hill Rd sold for $1,525,000 on Oct. 29. The seller was listed as a revocable trust with Jenny Ju TR; the buyers were George X. Pucci and Monica S. Caveda.

25 Russett Hill Rd sold for $1,225,000 on Oct. 29. George X. Pucci and Monica S. Caveda, who bought the neighboring property at 24 Russett Hill Rd the same day, sold this address to Jason H. Isaacs and Anne E. Isaacs.

44 Ivy Ln sold for $1,200,000 on Oct. 27. David K. Tanaka and Mary Beth Fredheim sold to Taylor Rycroft and Sarah Rycroft.

NEIGHBORHOOD BREAKDOWN Russett Hill Road saw two sales on the same day, Oct. 29, at $1,525,000 and $1,225,000; the buyer of the first property, George X. Pucci and Monica S. Caveda, is listed as the seller of the second. Farm Road also had two transactions: the $4,000,000 sale at 112 Farm Rd and a $1,150,000 sale at 25 Farm Rd between James Jackson and Jeremy Child on Oct. 20. Ivy Lane and Millstone Drive each had one priced sale alongside a separate nominal-consideration transfer on the same street. By price tier among the 10 priced sales: one sale fell under $1 million ($980,000 at 14 Millstone Dr Unit 14); six fell between $1 million and $1.5 million; and three exceeded $1.5 million, including the $4 million Farm Road sale.

MARKET NOTES Three of the month's priced sales involved condominium units, identified by unit designations in the deed records: 32 Southfield Ln Unit 32 ($1,067,500), 6 Abbey Rd Unit 6 ($1,020,000) and 14 Millstone Dr Unit 14 ($980,000). The remaining priced sales did not carry unit designations. Five of the 15 recorded transfers, at 18 Millstone Dr, 9 Towne Lyne Rd, 9 Wildwood Dr and 12 Ivy Ln, were nominal-consideration transfers in which the grantor and grantee shared the same individual names, with the grantee listed with a "TR" designation, indicating a transfer into a trust. A fifth nominal-consideration transfer, at 63 Bullard St, listed the Massachusetts Land Conservation Trust Inc. as the seller with no buyer name provided in the data.
