Seven Priced Holliston Sales Span $195,000 to $1.39 Million in October

HOLLISTON -- Twenty property transfers were recorded in Holliston during October 2026, but only seven carried a sale price in deed records, with prices ranging from $195,000 to $1,390,000 and a median of $710,000 among those seven.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 20 property transfers in Holliston from Oct. 2 through Oct. 31, 2026. Of those, seven included a recorded sale price. The remaining 13 were nominal-consideration transfers, each recorded for a token amount under $10,000; these are not market sales and are not included in price range or median calculations. Among the seven priced transactions, prices ranged from $195,000 to $1,390,000, with a median sale price of $710,000. Price data for the other 13 transfers was not yet available in this dataset; such figures typically appear within about a week of recording. With a majority of October's recorded transfers lacking a price and only seven confirmed sales, the raw count does not support characterizing the month as especially active or quiet.

TOP SALES The month's highest-priced transaction was 60 Johnson Dr., which sold for $1,390,000 on Oct. 8. Sellers were Daniel Waugh and Kyle Johnson; buyers were Sarah E. Rowe and Bradley K. Rowe. Next was 1172 Washington St., which sold for $1,095,000 on Oct. 8; the seller was Washington St Holliston LLC, and the buyers were Charles and Vanessa Buhl. At 15 Bullard St., the sale price was $870,000, recorded Oct. 9, with Evi Shahar Ze as seller and Amanda Sophia Deirdre Bergeron and Richard C. Bergeron III as buyers. The fourth-highest sale, 35 Dalton Rd., closed for $710,000 on Oct. 20; the seller was Anthony C. Lulek, trustee, and the buyers were Laura E. Strange and W. Scott McKechnie. Rounding out the top five, 109 Rockland St. sold for $410,000 on Oct. 8; the seller was Paul C. Thompson II and the buyer was Rinn Advisors LLC.

NEIGHBORHOOD BREAKDOWN No street in October's priced sales had more than one transaction, so sales are grouped by price tier. Under $500,000: 109 Rockland St. ($410,000), 66 Lakeshore Dr. ($309,750) and a Holliston property listed without a street address ($195,000). Between $500,000 and $1 million: 35 Dalton Rd. ($710,000) and 15 Bullard St. ($870,000). Above $1 million: 60 Johnson Dr. ($1,390,000) and 1172 Washington St. ($1,095,000). Among the 13 nominal-consideration transfers, two involved the same grantor and grantee names at different addresses: Christopher J. and Margaret Kadlick appear as both sellers and buyers (the latter as trustees) on deeds for 169 Union St. and 117 Mechanic St., recorded three days apart.

MARKET NOTES Thirteen of the 20 recorded transfers, nearly two-thirds of October's deed activity, were nominal-consideration transfers rather than sales. Several of these show a shared surname or a "TR" or "TRUST" designation between grantor and grantee, including the Kadlick transfers noted above, Mason Edward E. and Mason Un Chin at 49 Wingate Rd., the Borghi family at 10 Brooksmont Dr., and the Lemon and Weatherbee transfers at 52 Jackson Dr. Unit 60 and 54 Garrett Way Unit 53 Bldg. 15, respectively; those two carry explicit "UNIT" designations in the deed address.
