READING -- Seven Reading properties changed hands for recorded prices in October, ranging from $15,000 to $1,251,000, while a dozen other deed transfers moved property into family trusts for nominal consideration, according to records from the South Middlesex Registry of Deeds.

MARKET OVERVIEW

The registry recorded 19 total property transfers in Reading between Oct. 2 and Oct. 31. Of those, seven carried a recorded sale price, ranging from $15,000 to $1,251,000, with a median of $803,000. The remaining 12 transfers were nominal-consideration conveyances, most moving property from individual owners into trusts bearing the same family name; these are not market sales and are excluded from the price range and median. With only seven priced sales recorded so far this month, October activity looks modest by raw count, though additional prices may still be added to the registry's data in the coming days.

TOP SALES

44 Pennsylvania Ave. sold for $1,251,000 on Oct. 6. The sellers were Florence L. Sorenson, trustee, and Deborah Stefani, trustee; the buyers were Ryan Joyce and Brittany Joyce.

21 Bond St. sold for $1,150,000 on Oct. 8. The sellers were Brook W. Chipman and Karen M. Chipman; the buyers were Paul McNulty and Agnes Cheong.

24 Thorndike Street sold for $946,000 on Oct. 2. The sellers were Sara G. Forbes and Cristopher P. Peterson; the buyers were Angelo Ryan Delluomo and Alison Elizabeth Eardley.

7 Locust St. sold for $803,000 on Oct. 7. The sellers were Tiffany M. Robicheau and Tiffany Grace; the buyers were Frank Simpson and Alexandra Williams.

15 Chapin Ave. sold for $650,000 on Oct. 6. The sellers were Charles R. Farelli and the estate of Louise Farelli; the buyer was Armor Develoment LLC.

NEIGHBORHOOD BREAKDOWN

No street recorded more than one priced sale in October, so no street-level cluster emerged. By price tier: one sale fell under $500,000, the $15,000 transfer at 244 Grove St. Four sales fell in the $500,000-to-$1 million range: 21 Prospect St. ($500,000), 15 Chapin Ave. ($650,000), 7 Locust St. ($803,000) and 24 Thorndike Street ($946,000). Two sales topped $1 million: 21 Bond St. ($1,150,000) and 44 Pennsylvania Ave. ($1,251,000).

MARKET NOTES

Twelve of the 19 recorded transfers this month carried nominal consideration rather than a market price, and most of those involved a grantor transferring property to a trust bearing a matching family name, such as the Oberlander, Hanrahan, Hennings, LeDuc and Briddon transfers. These are not sales and are not reflected in the price figures above. Among the seven priced sales, 244 Grove St. stands out as a significant outlier at $15,000, far below every other recorded price this month; no explanation for the figure appears in the deed data. One buyer, Armor Develoment LLC, is a limited liability company rather than an individual, at 15 Chapin Ave., where the sellers included an estate. Beds, baths and square footage are not available in deed records, so no price-per-square-foot comparisons can be made this month.
