PEPPERELL -- Twelve properties in Pepperell changed hands with recorded sale prices in October, ranging from $225,000 to $810,000, while five additional transfers moved at nominal consideration and one recent sale is still awaiting a price from the registry.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 Pepperell property transfers in October. Of those, 12 carried a recorded sale price, one sale (38 Tarbell St, Unit 6B) has price not yet available, and five were nominal-consideration transfers, which are not counted as market sales. Among the 12 priced sales, prices ranged from $225,000 to $810,000, with a median of $515,000. Twelve completed sales in a single month represents a measurable volume of activity in Pepperell, though the data alone does not indicate whether this marks a change from prior months.

TOP SALES

The month's highest-priced sale was 14 Village Rd, which sold for $810,000 on Oct. 15. The seller was listed as Anthony P. Dicenzo and Carolyn B. Dicenzo, as trustees, and the buyer as John D. Toomey, trustee of the John D. Toomey Revocable Trust.

1 Blue Herons Way sold for $790,000 on Oct. 13. Sellers Kenneth and Ashley Lee transferred the property to buyers Dylan Pierpont and Carly Follett.

73 West St sold for $700,000 on Oct. 21. Sellers George F. and Deborah E. Cappucci transferred the property to buyers Daniel and Sarah F. Medina.

79 Mt Lebanon St sold for $645,000 on Oct. 23. Sellers Emelia Marshall and Emelia Cail transferred the property to buyers Christine N. and Michael T. Shea.

69 Groton St sold for $592,500 on Oct. 23. The seller was Sick Boy Homes LLC, and the buyers were Jason and Gabriel Colletti.

NEIGHBORHOOD BREAKDOWN

Groton Street saw two transfers in October: the $592,500 sale at 69 Groton St and a nominal-consideration transfer at 71 Groton St, both involving seller Sick Boy Homes LLC. West Street also had two transactions: the $700,000 sale at 73 West St and a $335,000 sale at 113 West St. Tarbell Street recorded two unit transfers at 38 Tarbell St: Unit 7B sold for $350,000, while Unit 6B's sale price is not yet available.

By price tier, five of the 12 priced sales fell under $500,000: 7 Lomar Park Dr Unit 2 ($225,000), 113 West St ($335,000), 38 Tarbell St Unit 7B ($350,000), 123 Hollis St ($370,000) and 142 Lowell Rd ($428,000). Seven sales fell between $500,000 and $1 million: 71 Main St ($510,000), 36 Blood St ($520,000), 69 Groton St ($592,500), 79 Mt Lebanon St ($645,000), 73 West St ($700,000), 1 Blue Herons Way ($790,000) and 14 Village Rd ($810,000). No sales recorded in October exceeded $1 million.

MARKET NOTES

Three of October's transfers involved condominium units specifically identified as such in deed records: 38 Tarbell St Unit 7B, 38 Tarbell St Unit 6B and 7 Lomar Park Dr Unit 2. Several transactions involved limited liability companies as sellers or buyers, including Freedom Main Street LLC, Sick Boy Homes LLC, Jebb LLC, Bootoo LLC, NPH Real Estate LLC and Evergrain Orchard LLC, indicating a mix of individual and entity-held properties in the month's activity.

Five of the 18 recorded transfers were nominal-consideration transactions rather than market sales. Four of these, at 28 Elm St, 16 Merrimac Dr, 4 Lakin St and an unaddressed Pepperell parcel linked to seller Benjamin E. Laramee, involved matching surnames and trust or "TR" designations between grantor and grantee, consistent with transfers into a family trust. The fifth, at 71 Groton St, moved from Sick Boy Homes LLC to buyers Ray L. and Fay I. Blood and does not show that same naming pattern.
