October sales top out above $1 million as median holds near $585,000

NATICK -- Twenty property transfers were recorded in Natick during October, but only six carried a sale price in the registry data, ranging from $310,000 to $1,075,000. The remaining 14 entries were nominal-consideration transfers, many involving trusts, that moved property within families rather than on the open market.

MARKET OVERVIEW

Six sales carried a recorded price in this period, with a range of $310,000 to $1,075,000 and a median of $585,500. Fourteen additional transfers were recorded for nominal consideration and are not included in the price range or median because they are not market sales. Based on the priced transactions alone, the period shows a modest but real spread between entry-level condo sales and a single-family sale above $1 million; the overall deed volume of 20 recordings is not unusual on its own, though most of that volume reflects non-sale transfers rather than market activity.

The highest-priced sale was 3 Broads Ave, which sold for $1,075,000 on Oct. 14. James T. Dugan sold the property to Noah Klammer and Kristina Klammer. The second-highest was 10 Forest Ave, sold for $750,000 on Oct. 7; Timothy M. Luff sold to Kimberly Clifton. At 8 Lake St, Susan A. Holt and Stephen G. Holt sold to Michelle Dovidio and Ethan Powers for $620,000 on Oct. 9. At 104 W Central St, Vanjo Realty LLC sold to Bacon Street Realty LLC for $551,000 on Oct. 8. Rounding out the top five, 26 Walden Dr Unit 1 sold for $324,500 on Oct. 5; the Franjul Family Realty Trust, with Emmanuel Franjul as trustee, sold to Matthew W. Kelley.

NEIGHBORHOOD BREAKDOWN

No street recorded more than one priced sale this period, so sales are grouped by price tier. Under $500,000: two condominium sales, 26 Walden Dr Unit 1 at $324,500 and 36 Silver Hill Ln Unit 15 at $310,000, the latter sold by Jessica Goudreault to Bakhtiar Hussaini on Oct. 5. $500,000 to $1 million: three sales, 104 W Central St ($551,000), 8 Lake St ($620,000) and 10 Forest Ave ($750,000). Over $1 million: one sale, 3 Broads Ave at $1,075,000, the only transaction above the seven-figure mark this period.

Of the six priced sales, two involved condominium units (26 Walden Dr Unit 1 and 36 Silver Hill Ln Unit 15), while the remaining four priced transactions were single-family street addresses; bed, bath and square-footage figures were not available in the deed data, so no price-per-square-foot comparison can be made. Ackerley Living Trust), 3 Post Oak Ln Unit 5 (Shek and Chen to their own trusts), 1 Bear Hill Rd (the Nowaks to their own trusts) and 1 Brook St (Michelle Margret Homan and Jack Homan to the Homan Family Living Trust). Two linked parcels, 0 Hartford St and 1200 Worcester St, both moved from the Gloria Cullati Revocable Trust to Jane E. Higginson and Maria G. Cullati on the same day. Other nominal transfers, such as 20 Centre St, 3 Melvin Rd, 2 Indian Rock Rd and an unaddressed Natick parcel, show varying grantor-grantee relationships that the available data does not further explain.
