October Deed Prices in Stow Range Widely From $490,000 to $1.64 Million

STOW -- Fifteen property deeds were recorded in Stow during October, with ten carrying sale prices ranging from $490,000 to $1,635,000 and a median of $927,500. The remaining five transactions were nominal-consideration transfers, mostly moves of property into family trusts rather than open-market sales.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 15 Stow property transfers between Oct. 2 and Oct. 31. Of those, 10 included a disclosed sale price, ranging from $490,000 to $1,635,000, with a median of $927,500. The other five entries were nominal-consideration transfers, each for $10,000 or less, and are not counted toward the price range or median because they do not reflect market sales. A count of 10 priced sales in one month is a moderate volume for Stow; the raw figure alone does not indicate whether the market favors buyers or sellers.

TOP SALES

The month's highest-priced transaction was 120 Maple St., which sold for $1,635,000 on Oct. 2. The seller was Red Baron Properties LLC and the buyer was Kellye K. Daniels. The second-highest sale was 17 Boxboro Rd., which sold for $1,341,473 on Oct. 26; sellers Giovanni Dauria and Giulietta Maruggi sold to Opendoor Property J LLC. At 15 Devincent Dr., which sold for $1,280,000 on Oct. 15, sellers Gregory O. Reynolds and Nivenehal H. Reynolds, both listed as trustees, sold to Dennis and Marlies Otmaskin. The fourth-highest sale, 28 Whitman St., went for $1,100,000 on Oct. 26, with sellers Michael A. Guthrie IV and Laurie M. Guthrie selling to Kristen M. and Colin J. McDonough. Rounding out the top five, 15 Ministers Way sold for $980,000 on Oct. 8, with seller Shahzad Hassan selling to Kristin and Michael Meschisen.

NEIGHBORHOOD BREAKDOWN

Whitman Street had two recorded sales this month: 28 Whitman St. at $1,100,000 and 60 Whitman St. at $859,000, the latter sold Oct. 7 by Michael T. Shea and Christine T. Atkins to Luke Pascucci and Caitlyn Boutotte. Ridgewood Drive also saw two transactions, at 48 Ridgewood Dr. and 57 Ridgewood Dr. Unit 22, but both were nominal-consideration transfers rather than market sales. By price tier among the 10 priced sales: one sale fell under $500,000 (367 Boxborough Rd. at $490,000); five fell between $500,000 and $1 million (266 Harvard Rd. at $685,000, 54 Heather Ln. Unit 20 at $710,000, 60 Whitman St. at $859,000, 170 Old Bolton Rd. at $875,000, and 15 Ministers Way at $980,000); and four exceeded $1 million (28 Whitman St., 15 Devincent Dr., 17 Boxboro Rd., and 120 Maple St.).

MARKET NOTES

Five of the 15 recorded deeds were nominal-consideration transfers in which the grantor and grantee share a surname or involve a named trust, consistent with property being moved into a family or revocable trust rather than sold on the open market: 48 Ridgewood Dr. (Martin to Martin Trust), a Stow property transferred from Barbara Lankford to the Lankford Barbara K Trust, 59 Conant Dr. (Hernon to Hernon Family Trust), 57 Ridgewood Dr. Unit 22 (Russell to Russell Revocable Trusts), and 40 Pomposittcut St. (Harris Trust to Harris Trust). One sale, 54 Heather Ln. Unit 20 at $710,000, was recorded with a unit number indicating a condominium transaction; sellers were Thomas D. Versoi, trustee of the Thomas D. Versoi Family Trust, and buyers were John and Carolyn A. Hoogendoorn, both listed as trustees. The buyer in the 17 Boxboro Rd. sale, Opendoor Property J LLC, and the seller in the 120 Maple St. sale, Red Baron Properties LLC, were both corporate entities rather than individuals. No square footage or bedroom/bathroom data was available in the deed records for any property.
