North Reading October Sales Span $28,000 Condo Unit to $13.66 Million Transfer

NORTH READING -- The South Middlesex Registry of Deeds recorded 20 property transfers in North Reading during October, 12 of which carried a sale price, while a $13.66 million commercial transaction and a cluster of condominium sales at Martins Landing shaped the month's market.

MARKET OVERVIEW

Twelve of the 20 recorded deeds for the period included a sale price, ranging from $28,000 to $13,660,185. The median sale price among those 12 transactions was $759,450. The remaining eight deeds were nominal-consideration transfers, each recorded for $10,000 or less, and are not counted in the price range or median because they do not reflect market sales. With 12 priced transactions recorded in a single month, October showed a moderate volume of sales activity, based on the raw count alone.

TOP SALES

134 North St sold for $13,660,185 on Oct. 6. The seller was listed as North LLC, and the buyers were North Street LLC and North Street II LLC, an entity-to-entity transaction that was by far the largest sale of the month.

5 Locust St sold for $1,100,000 on Oct. 7. The sellers were Samantha J. Rivard and Robert J. Rivard; the buyers were Marion Geiger and Maxwell MacCarthy.

A North Reading property, for which the deed record did not include a street address, sold for $924,995 on Oct. 2. The seller was Pulte Homes of New England LLC; the buyers were James Doherty and Karen A. Doherty.

14 Pleasant St sold for $875,000 on Oct. 7. The sellers were Robert W. Woollam and Kristen R. Woollam; the buyers were Deric Maddaleni and Amy Maddaleni.

55 Chestnut St sold for $800,000 on Oct. 6. The seller was listed as Douglas A. Noonan, trustee, and the Mary Jo Noonan Family Revocable Trust; the buyer was Jamieson Development LLC.

NEIGHBORHOOD BREAKDOWN

Martins Landing accounted for six of the month's 20 recorded transfers, more than any other street or complex. Priced units there included 230 Martins Ldg (Unit 4111/111) at $450,000, 320 Martins Lndg (Unit 211) at $582,995, 230 Martins Lndg (Unit 102, Bldg 4) at $462,500, and 240 Martins Lndg (PS 22) at $28,000; two additional Martins Landing units, at 320 Martins Lndg (Unit 2408) and 320 Martins Lndg (Unit 406), were nominal-consideration transfers.

By price tier among the 12 priced sales: four sold under $500,000 (31 Eames St, 230 Martins Ldg Unit 4111/111, 240 Martins Lndg PS 22, and 230 Martins Lndg Unit 102 Bldg 4); six sold between $500,000 and $1 million (320 Martins Lndg Unit 211, 18 Gordon Rd, 12 Peabody St, 55 Chestnut St, 14 Pleasant St, and the North Reading property without a listed street address); and two sold above $1 million (5 Locust St and 134 North St).

MARKET NOTES

Eight of the 20 recorded transfers were nominal-consideration transfers rather than market sales. Several involved matching grantor and grantee surnames or trust language indicating within-family or trust-related transfers, including properties on Erwin Road, Essex Street, Kings Row, Scotland Heights, Spruce Road, and George Root Way, as well as two Martins Landing units.

The sales data show a mix of property types: multiple condominium units within the Martins Landing complex, single-family street addresses such as Eames Street, Gordon Road, Locust Street, Pleasant Street, Peabody Street and Chestnut Street, and one large-dollar transaction at 134 North St involving two LLCs on the buyer side. No bedroom, bathroom or square-footage figures were available in the deed records, so no price-per-square-foot comparisons could be made.
