NEWTON -- Seventeen deeds were recorded in Newton during October, but only eight carried a sale price by month's end, led by a $3.55 million purchase on Renee Terrace. The remaining nine transfers were recorded for nominal consideration, a pattern consistent with the trust and family-name documentation attached to each.

MARKET OVERVIEW

Eight of the 17 deeds recorded between Oct. 2 and Oct. 31 carried disclosed sale prices, ranging from $500,000 to $3,550,000. The median sale price among those eight was $1,490,000. The other nine deeds were nominal-consideration transfers and are not counted in these figures. Based on raw deed count alone, 17 recordings in a single month is a notable volume, though more than half lacked market pricing by the reporting deadline, which is typical given the usual lag before consideration amounts post to the registry.

TOP SALES

The month's priciest transaction was 20 Renee Terrace, which sold for $3,550,000 on Oct. 7. Renee LLC was the seller; Jonathan Charles Masters and Sara Robinson were the buyers. At 133 Arnold Road, Michael and Rachel Laskin sold to Noah T. Rogoff and Wonkyung Byon, both listed as trustees, for $2,330,000 on Oct. 5. At 21 Turner Street, Kol Chu Birke and Melissa Birke Chu sold to Ryan and Amanda Adams for $2,050,000 on Oct. 6. At 160 Walnut Street Unit A, Ryan Adams was the seller in a $1,600,000 sale to Jessamine Lee on Oct. 5. At 13 Green Street Unit 13, Allison C. Ambrose and William L. Ambrose IV sold to Kevin Kong and Menglin Guo for $1,380,000 on Oct. 6.

NEIGHBORHOOD BREAKDOWN

No street in the priced-sale group recorded more than one transaction this month. Grouped by price tier instead: three sales closed above $2 million, at Renee Terrace, Arnold Road and Turner Street. Four sales fell between $1 million and $2 million, at Walnut Street, Green Street, Crafts Street and Pine Street. One sale, an unspecified Newton address sold by Maria C. Luongo to Francesco E. Valente, closed at $500,000, the month's lowest recorded price.

MARKET NOTES

Of the eight priced sales, two involved condominium units, at Green Street and Walnut Street, with the remainder appearing to be single-family or other property types based on the deed descriptions. Beds, baths and square footage were not available in the deed data, so no price-per-square-foot comparisons could be calculated. One name, Ryan Adams, appears on both sides of the market this month: as a buyer in the $2,050,000 Turner Street purchase and as a seller in the $1,600,000 Walnut Street Unit A sale. Separately, nine of the 17 October deeds were nominal-consideration transfers, each involving matching or related names with "TR," "TRUST" or a shared surname, including transfers at Boylston Street, Cornell Street, Montvale Road, Cypress Street, Charles Street, Clyde Street, High Street, Allison Street and Brookline Street. These are documented as nominal-consideration transfers rather than market sales and were excluded from the price range and median calculations above.
