Medford's priced home sales hold near $725,000 median in October

MEDFORD -- Seven properties sold with recorded prices in Medford during October, ranging from $335,000 to $920,000, while eight additional deed transfers for nominal consideration reflected transfers within families or into trusts rather than market sales.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 15 property transfers in Medford from Oct. 2 through Oct. 31. Of those, seven carried a recorded sale price, ranging from $335,000 to $920,000, with a median of $725,000. The remaining eight transfers were recorded for nominal consideration, typically $1 or $10, and are not counted toward the price range or median. With only seven priced sales for the month, the raw count suggests a quiet period for arm's-length transactions, though two more sales from the dataset had no price yet recorded and may still be pending data from the registry.

At 47 Marston St., the sale price was $725,000; the seller was Wesley United Methodist Church of Medford, and the buyer was Marston Street Realty LLC. At 500 Salem St., Unit 806, the sale price was $540,000; the seller was Nitesh Patel, and buyers were Balvantkumar K. Patel and Ranjanben Patel.
