Maynard Home Prices Range Widely as October Sales Top Out Near $1 Million

MAYNARD -- Maynard recorded 19 property transfers in October, but only seven carried a disclosed sale price, with the top sale at 36 Boeske Ave fetching $965,000.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 transfers in Maynard between Oct. 2 and Oct. 31. Of those, seven had a recorded sale price, ranging from $369,000 to $965,000, with a median of $540,000. The remaining 12 transfers were recorded for nominal consideration, typically $1 or $10, and are not counted toward the price range or median. Based on the seven priced sales, the raw count suggests a modest month of arm's-length sales activity for the town, though the volume of nominal-consideration transfers indicates much of October's recorded activity involved property moving within families or into trusts rather than being sold on the open market.

McEvoy, trustee of the GP McEvoy Living Trust; the buyers were Charles and Jane Briggs. 89 Powder Mill Rd sold for $540,000 on Oct. 29. Sellers Kristiana Graves and Brian Peter Floss sold to buyers Newton Solcte Thai and Vincent Hieu Thai. 10 Everett St sold for $500,000 on Oct. 8. The seller was Thomas P. Keegan; buyers were Brendan and Alina Finn.
