LITTLETON -- Seventeen property transfers were recorded in Littleton during October, with a $6.8 million commercial-scale deal on Porter Road standing out among a mix of single-family sales and several within-family trust transfers.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 transfers in Littleton for October, but only 10 carried a recorded sale price; the remaining seven were nominal-consideration transfers, often moving property into or between trusts. Among the 10 priced sales, prices ranged from $515,000 to $6,800,000, with a median of $740,000. Based on raw count alone, 17 recorded transactions is a moderate volume for a single month in a town of Littleton's size.

TOP SALES The month's largest transaction was 24 Porter Rd, which sold for $6,800,000 on Oct. 13. The seller was Sajawi Corp, and the buyers were Littleton Royce LLC and Littleton Thirty Diamonds LLC. The next-highest sale was 461 King St at $950,000, recorded Oct. 19, in which First Baptist Church of Littleton sold to Redeemer Presbyterian Church. At 4 Meadow Dr, Travis M. and Jennifer S. Kellegrew bought from Wai Lan Cheng for $850,000 on Oct. 6. At 6 Bluebird Way, Stephen Cochran bought from Curtin Family Trust (Joseph P. Curtin, trustee) for $820,000 on Oct. 14. Rounding out the top five, 139 Harvard Rd sold for $750,000 on Oct. 15, with Cristina and Hugo Alvarez buying from Kasey J. Horton (also recorded as Kasey J. Ensslin).

NEIGHBORHOOD BREAKDOWN No street recorded more than one priced sale in October, so transactions are grouped by price tier. Under $600,000, three sales closed: 14 George St ($515,000), 35 Cedar Rd ($538,000) and 30 Dahlia Dr ($540,000). In the $600,000-to-$900,000 range, five sales closed: 125 New Estate Rd ($634,000), 3 Reed Ln ($730,000), 139 Harvard Rd ($750,000), 6 Bluebird Way ($820,000) and 4 Meadow Dr ($850,000). Above $900,000, two transactions closed: 461 King St ($950,000) and 24 Porter Rd ($6,800,000).

MARKET NOTES Beds, baths and square footage were not available in the deed data for any of October's transactions. Seven of the 17 recorded transfers carried nominal consideration rather than a market price, including several that moved property into trusts with matching family names: Vales William R. and Carol A. Vales to Vales William R. TR and Carol A. Vales TR at 576 Great Rd; Coakley Amanda to Coakley Molly Jane TR and Daniel F. Coakley TR at 50 Fort Pond Hill Rd; Buraczynski Michael and Logan Buraczynski to Buraczynski Michael John TR and Logan Diane Buraczynski TR at 21 Adams St; and Cochran Stephen J. TR and Nigel B. Cochran TR to Stephen J. Cochran at 152 Tahattawan Rd. A Hartwell-to-Rice transaction at 30 Dahlia Dr involved both a priced sale ($540,000) and a separate nominal-consideration transfer the same day, Oct. 9, linking Rainy Day Realty Trust to Joseph H. Rice Investment Trust. The 24 Porter Rd transaction, at $6,800,000 between corporate and LLC entities, was by far the largest dollar figure recorded and set the month's price range far apart from the rest of the data, which otherwise clustered between $515,000 and $950,000.
