Lincoln October Sales Price Median Hits $1.225 Million Amid Wide Range

LINCOLN -- Thirteen property transfers were recorded in Lincoln during October, but only seven carried a sale price in the registry's data so far. The month's top transaction was a $1,815,000 sale on Concord Road.

MARKET OVERVIEW Seven of the 13 recorded transfers show a sale price to date, ranging from $425,000 to $1,815,000, with a median of $1,225,000 among those seven. The remaining six entries include five nominal-consideration transfers, which are not market sales and are not included in the price range or median, and one transfer, at 165 S Great Rd, for which a price has not yet reached the registry. With seven confirmed sales recorded over the four-week period, October showed a moderate volume of market activity in Lincoln based on the raw count alone.

TOP SALES The highest-priced sale was 240 Concord Rd, which sold for $1,815,000 on Oct. 26. The seller was listed as the Gail Alden Trust, with Gail Alden as trustee; the buyers were Mark Tang and Alice Lin. At 6 Brooks Hill Rd, James M. Alden and James Alden sold to Amy E. Moynihan and Andrew S. Moynihan for $1,700,000 on Oct. 29. At 4 Cedar Rd, Joel D. Bargmann, trustee of a revocable trust, sold to Margaret A. Sullivan and Connor Sullivan Ingari for $1,689,200 on Oct. 23. At 131 Lincoln Rd, Russell Ernest McConnell and Anna Alison Crowe sold to Korey Michael Erb and Maria Fernanda Lopez Portillo Alcocer for $1,225,000 on Oct. 6. At 146 Lincoln Rd Unit 146A, Jonathan Ajit Solomon sold to Benjamin Cooper Gould for $575,000 on Oct. 14.

NEIGHBORHOOD BREAKDOWN Concord Road recorded three deed transfers in October: the $1,815,000 sale at 240 Concord Rd, along with nominal-consideration transfers at 191 Concord Rd and 258 Concord Rd. Lincoln Road also recorded three transfers: sales at 131 Lincoln Rd ($1,225,000) and 146 Lincoln Rd Unit 146A ($575,000), plus a nominal-consideration transfer at 60 Lincoln Rd. Among the confirmed sales, one fell under $500,000, at 35 Todd Pond Rd Unit 1C ($425,000); two fell between $500,000 and $1 million, a $525,000 sale and the $575,000 Lincoln Road condo sale; and four exceeded $1 million, led by the Concord Road, Brooks Hill Road, Cedar Road and Lincoln Road transactions listed above.

MARKET NOTES Five of the 13 recorded transfers in October were nominal-consideration transfers, each moving a property from an individual or couple into a trust held by the same names: Gebhardt and Griffin at 50 Windingwood Ln Unit 50; McLure at 191 Concord Rd; Freedman and Dutkewych at 15 Linway Rd, into the Dutkewych Freedman Family Trust; Nadolski at 258 Concord Rd; and Foley at 60 Lincoln Rd. None of these are counted among the month's sales. Separately, the transfer at 165 S Great Rd, from Sharon K. Antia to Robert B. Antia, shares a surname between seller and buyer; its price has not yet reached the registry. The confirmed sales included at least two condominium units, at 35 Todd Pond Rd Unit 1C and 146 Lincoln Rd Unit 146A, alongside addresses without unit numbers that appear to be single-family homes. Bed, bath and square-footage figures were not available from the deed records, so no price-per-square-foot comparisons could be made this month.
