Lexington home sale prices climb to $4 million high point in October

LEXINGTON -- Eleven Lexington home sales recorded prices in October, ranging from $600,000 to $4 million, while eight additional deed transfers moved properties into trusts for token amounts, according to records from the South Middlesex Registry of Deeds.

MARKET OVERVIEW

The registry recorded 19 property transfers in Lexington from Oct. 2 through Oct. 31, but only 11 carried a market sale price; the remaining eight were nominal-consideration transfers, each for a token amount under $10,000, and are not counted as sales. Among the 11 priced sales, prices ranged from $600,000 to $4 million, with a median of $1,915,000. Eleven sales in a single month is a moderate count on its own; the data does not provide prior-month or year-ago figures for comparison.

TOP SALES

The month's highest-priced transaction was 4 Percy Road, which sold for $4 million on Oct. 9; Beech Tree Investments LLC sold to buyers Nikhil Agarwal and Abhaya Pothina. At 439 Marrett Road, Curtin Realty Trust, with Amy S. Griffin as trustee, sold to Marrett Residences LLC for $3,300,000 on Oct. 8. The property at 209 Waltham Street sold for $2,675,000 on Oct. 15; sellers Bradley C. Irwin and Catharine K. Irwin, as trustees, sold to Seth Sivak and Karina Snow. At 10 Eliot Road, Christian Andersen sold to Shane and Brinleigh Reuter for $2,550,000 on Oct. 9. Rounding out the top five, 19 Cottage Street sold for $2,520,000 on Oct. 15, with Brock Wyma selling to Christina E. Chan and Chad O. Brown.

NEIGHBORHOOD BREAKDOWN

Marrett Road saw two sales this month: 439 Marrett Road at $3,300,000 and 122 Marrett Road at $1,915,000, the latter sold by the Leslie R. Coney Trust to Hongyi Xu and Mingxian Wang on Oct. 15. No other street recorded more than one priced sale. By price tier, two sales closed under $1 million: 17 Linc Cole Lane, Unit 17, at $600,000 and 18 Baker Avenue at $850,000. Four sales fell between $1 million and $2 million, including 8 Wellington Lane Avenue at $1,150,000, a sale with no listed street address at $1,199,000 (buyers Victoria and Andrew A. Y. Shih, seller FK Partners Lexington LLC), 16 Bryant Road at $1,500,000 (sold by the Michael V. Faiola Trust and Sonja B. Faiola Trust to JMG Development Corp.), and 122 Marrett Road at $1,915,000. Five sales exceeded $2 million, the cluster described above.

MARKET NOTES

Eight of the 19 recorded transfers, more than 40%, were nominal-consideration transactions rather than market sales. In most of these, the same individual's name appears on both the grantor and grantee lines with "TR" or "TRUST" added, indicating the property moved into a trust held by that person rather than changing ownership: examples include Bin Wang and Xudong Huang transferring 15 Cummings Avenue to themselves as trustees, Somboon and Pantipa Songtachalert doing the same at 5 Village Circle, Alan Lau moving 1 Locust Avenue, Unit 1, into the HK Panda Revocable Living Trust, and Donna Rossi moving 509 Bedford Street into the Donna Taylor Rossi Trust. One nominal transfer, at 292 Massachusetts Avenue, Unit 292, involved a shared surname, Bhandari, between grantor and grantee. Four of the 19 transfers, both priced and nominal, involved unit-designated addresses (292 Massachusetts Ave Unit 292, 17 Linc Cole Lane Unit 17, 48 Emerson Gardens Road Unit 48 and 1 Locust Ave Unit 1), suggesting condominium units among the month's activity alongside single-family transfers. Deed records do not include bedroom, bathroom or square-footage data for any of the properties listed.
