HUDSON -- Eighteen property transfers were recorded in Hudson between July 31 and Aug. 29, according to Middlesex South Registry of Deeds records. Sale prices among the eight transactions with disclosed consideration ranged from $380,000 to $753,900, with a median of $580,000.

MARKET OVERVIEW

Deed records show 18 total property transfers recorded during the four-week period. Of those, eight included a disclosed sale price, ranging from $380,000 to $753,900, with a median of $580,000. The remaining 10 transfers, more than half the total, did not include a recorded consideration amount. All 10 of those no-price transfers involved a shared family surname between the grantor and grantee, typically an individual or couple transferring property into a trust bearing their own name. Based on the raw count of 18 recorded transfers, the period looks active, though the high share of intra-family trust transfers means fewer than half the recorded transactions reflect open-market sales with a reported price.

8 Birchwood Rd. sold for $715,000 on July 31. Seller James F. Mullin Jr. transferred the property to buyers Kayla Argen and Jacob Keane.

21 Michigan Dr. sold for $665,000 on July 31. Sellers Eric S. Gandrup and Erin C. Gandrup transferred the property to buyers Beth A. Cowan and Mark W. Holmes.

13 Crump St. sold for $495,000 on Aug. 5. Sellers Sergio G. Froes Oliveira and Barbara L. Froes transferred the property to buyers Ana Rios and Karen Gelinas.

NEIGHBORHOOD BREAKDOWN

425 Main St. recorded two separate condominium unit transfers during the period: Unit D in Building 4 on Aug. 4, tied to the Michael R. McGrade Living Trust with no disclosed price, and Unit 11B on July 31, which sold for $380,000. No other single street recorded more than one transfer.

Among the eight disclosed-price sales, four fell under $500,000: 425 Main St. Unit 11B ($380,000), 53 Old North Rd. ($450,000), 13 Crump St. ($495,000), and a Hudson property that sold for $400,000, with sellers Clark Rothauser and Michele L. Rothauser and buyers Alfred Sleczkowski and Donna Sleczkowski.
