Hudson Home Sales Span $380,000 to $1.42 Million as Median Hits $723,000

HUDSON -- Eighteen properties changed hands in Hudson between July 24 and Aug. 22, with recorded prices ranging from $380,000 to $1,420,000 and a median sale price of $723,000, according to deeds filed with the South Middlesex Registry of Deeds.

MARKET OVERVIEW

The registry recorded 18 transactions during the four-week period, of which 12 listed a sale price and six did not. Prices among the disclosed sales ranged from $380,000 for a condominium at 425 Main St. Unit 11B to $1,420,000 for a single property on Town Line Road. The median sale price across the 12 disclosed transactions was $723,000. Eighteen recorded deeds in roughly a month represents a steady volume of activity for the town, though no data from other periods is available for comparison. Six of the 18 transactions, roughly a third, did not include a disclosed consideration amount, which is common for certain deed types and does not necessarily indicate a lower sale value.

TOP SALES

The month's highest-priced transaction was 1 Town Line Rd., which sold for $1,420,000 on July 29. The seller was Toll Northeast V Corp and the buyer was Bin Zhao. A second sale, recorded July 31 with an address listed only as Hudson, sold for $819,000; Jeffrey M. Baeringer was the seller and Washington Nunes Andrade Filho the buyer. At 20 Alberta Dr., a property sold for $753,900 on July 31, with Immeku Solutions LLC as seller and Jacob Lantner and Amanda Rekkbie as buyers. Two properties tied for the next-highest price at $750,000, both recorded July 31 and July 29: a condominium at 39 Cherry St. Unit B, sold by Kimberly Irene Murray to Patricia Russell and Douglas Strott, and a condominium unit at 22 Sauta Farm Way Unit 46, sold by the Sauta Farm Way Realty Trust (Judith P. Honens, trustee) to Jay Gould and Lynda Schroeder. A single-family home at 251 Cox St. sold for $731,000 on July 30, with Oksana Zuzko as seller and Mark A. Harlan and Mary Katherine Murray as buyers.

NEIGHBORHOOD BREAKDOWN

Two streets each recorded two sales during the period. Birchwood Road saw transactions at both 8 Birchwood Rd., which sold for $715,000, and 10 Birchwood Rd., where the price was not disclosed. Forest Avenue also had two sales, at 153 Forest Ave. and 155 Forest Ave., neither of which listed a sale price. By price tier, three disclosed sales fell under $500,000: 10 Crump St. ($425,000), 53 Old North Rd. ($450,000) and 425 Main St. Unit 11B ($380,000). Eight disclosed sales fell between $500,000 and $1 million, including 102 Park St. ($550,000), 21 Michigan Dr. ($665,000), 8 Birchwood Rd. ($715,000), 251 Cox St. ($731,000), 39 Cherry St. Unit B ($750,000), 22 Sauta Farm Way Unit 46 ($750,000), 20 Alberta Dr. ($753,900) and the Hudson property sold for $819,000. One sale, 1 Town Line Rd., topped $1 million.

MARKET NOTES

The period's sales included a mix of property types, with at least three condominium unit sales (39 Cherry St. Unit B, 425 Main St. Unit 11B and 22 Sauta Farm Way Unit 46) alongside single-family home transactions. A notable share of the month's deeds, at least seven of the 18, involved a trust as grantor, grantee or both, or a transfer between parties sharing a family surname. These included the Hedderig Family Irrevocable Living Trust's sale of 53 Old North Rd., a transfer at 102 Park St. to buyers listed as trustees, Richard T. Buckley Jr.'s transfer of 153 Forest Ave. to himself and Telma Buckley as trustees, Gail L. Sarty's transfer of 81 Houghton St. to herself and the Sarty Family Revocable Trust as trustee, a transfer at 155 Forest Ave. from Luz Santiago to Luz Santiago and Julian Bolden, and two transfers involving the Sullivan surname at 34 Pope St. and 10 Birchwood Rd.
