Hudson Home Sales Cluster Near $720,000 Median Through Late July

HUDSON -- Seventeen property transfers were recorded in Hudson between July 3 and Aug. 1, with disclosed sale prices ranging from $600,000 to $860,000 and a median of $720,000 among the nine transactions that included a stated price.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 17 property transfers in Hudson during the period, though only nine included a disclosed sale price. Among those nine, prices ranged from $600,000 to $860,000, with a median of $720,000. The remaining eight transfers listed no consideration amount, consistent with deed filings that involve trust, estate or family transfers rather than open-market sales. With disclosed prices clustered tightly between $600,000 and $860,000, and more than half of transfers lacking a stated price, the recorded data reflects modest but steady activity rather than a broad wave of market-rate sales.

TOP SALES

The month's highest-priced transaction was 44 Laurel Dr., which sold for $860,000 on July 6. Sellers Stephen J. Falcone and Lisa M. Falcone conveyed the property to buyers Jonanthan E. Graniero and Jillian M. Greenspan.

Two properties tied for the second-highest disclosed price at $725,000. At 28 Vinal St., sellers Patrick Rielly and Rebecca Rielly sold to Madeleine Saylor and Jeremy Stephen Dulong on July 10. At 4 Richardson Rd., sellers Donna M. Shown and Jeffrey A. Shown Jr. sold to Nahomie Joseph and Immacula Joseph on July 7.

10 West Ave. sold for $724,900 on July 10, with sellers Austin Markley Page and Jamie Mae Page conveying to buyers Lance Brenchley and Madison Brenchley.

Rounding out the top five, 40 Pine St. sold for $720,000 on July 13. Sellers Anna Maaika Souza and Craig Souza sold to buyer Sharon I. Riley.

NEIGHBORHOOD BREAKDOWN

Richardson Road was the only street with more than one recorded transfer in the period: 27 Richardson Rd. sold for $600,000 on July 9, and 4 Richardson Rd. sold for $725,000 on July 7. No other street had multiple recorded transactions.

By price tier, all nine disclosed sales fell within the $600,000-to-$1 million range, with none reported above $1 million or below $500,000. The eight undisclosed-price transfers were spread across individual addresses on Town Line Road, Old Stow Road, Green Meadow Lane, Hummock Way, Brigham Street, Blossom Street and Hunter Avenue, with no street-level concentration among them.

Of the eight transfers with no disclosed price, seven involved matching or closely related seller and buyer names, indicating trust or estate transfers within the same family: 3 Town Line Rd. (Connell to Connell), 26 Old Stow Rd. (O'Brien to O'Brien), 3 Green Meadow Ln. (Folan to Folan), 50 Hummock Way (Carpenter to Carpenter), 111 Brigham St. Unit 13D (Khmelnitskiy to Khmelnitskiy), 11 Blossom St. (Mungeam to Mungeam) and 81 Hunter Ave. (Adams to Adams). A ninth transfer, 27 Richardson Rd., carried a disclosed price of $600,000 but listed seller Alene E. Cole as also a co-buyer alongside Andrew Ashe.

One condominium unit, 49 Deer Path Unit 49, sold for $675,220 on July 8, with seller George L. Caia and Cerasela L. Caia conveying to buyer Brenda T. Alpert. No square footage, bedroom or bathroom data was available in the deed records, so per-square-foot comparisons cannot be made.
