HUDSON -- Hudson's residential real estate market saw 16 recorded property transfers in October, with the dozen sales that carried a market price ranging from $375,000 to $1,195,000 and a median of $632,500, according to deeds filed with the South Middlesex Registry of Deeds.

MARKET OVERVIEW The registry recorded 16 property transfers in Hudson between Oct. 2 and Oct. 31. Twelve of those were market sales with recorded prices, ranging from $375,000 to $1,195,000, with a median sale price of $632,500. The remaining four transfers were recorded for nominal consideration, a token amount such as $1 or $10, and are not counted in the price range or median. Twelve priced sales in a single month represents a moderate pace of activity based on the raw count, though the data does not provide a basis for comparing this period to prior months or to regional trends.

TOP SALES The month's highest-priced transaction was 1 Brenton Wood Rd, which sold for $1,195,000 on Oct. 6. Patrick Saliga and Jill Watts Saliga sold the property to Audrey Baker and John Baker.

4 Martin Cir sold for $820,000 on Oct. 2. Anthony P. Beatrice and Katie B. Butler sold the property to Cori Finnegan and Ryan Burns.

8 Bush Rd sold for $800,000 on Oct. 14. Thomas G. Leckrone and Laura C. Leckrone sold the property to Christopher D. Hodney and Leah Kapiloff.

2 Stratton Dr sold for $735,000 on Oct. 6. John T. Martin and Lisa J. Martin sold the property to James Muise and Patrice O'Neill.

31 Lakeshore Dr sold for $725,000 on Oct. 8. Nidal Sarkis and Jaime Sarkis sold the property to Christian Lavoie and Kara O'Riley.

Four of the 16 recorded transfers, at 20 Temple St, 1 Essex Dr, 3 Feltonville Rd and 13 Baben Rd, involved nominal consideration rather than a market price. In each of those four, the grantor and grantee share a surname and the grantee is listed as a trustee or trust, including the Bennett, Lyons, Verma and Fontes transfers, consistent with family or trust-related transfers. Separately, the seller on the $615,000 sale of 19 Champlain Dr was listed as the Gino L. Tebaldi Irrevocable Trust, with Christine M. Tebaldi as trustee; that transaction carried an actual recorded price and is counted among the 12 market sales. All 12 priced sales this period had sale prices recorded at closing; none were listed as pending additional registry data.
