Hopkinton Home Prices Hold Near $1.05 Million Amid October Sales

HOPKINTON -- Hopkinton's real estate market in October was dominated by trust and estate paperwork, with 11 of 20 recorded property transfers involving nominal considerations rather than market sales. Among the nine transactions with recorded prices, the top sale was the town of Hopkinton's $1,800,000 acquisition of land at 280 Cedar St.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 20 property transfers in Hopkinton from Oct. 2 through Oct. 31. Of those, nine carried recorded sale prices, ranging from $29,300 to $1,800,000, with a median of $1,050,000. The remaining 11 transfers were nominal-consideration transactions, in which property moved into trusts or among family members for token amounts, often $1 or $10; those are not counted in the price range or median. With only nine priced transactions against a total of 20 recorded deeds, October's confirmed-sale volume was limited even as overall deed activity, driven largely by trust transfers, was substantial.

TOP SALES

The highest-priced transaction was the town of Hopkinton's $1,800,000 purchase of 280 Cedar St from Peter E. Carbone and Mary Anna Lorentzen, recorded Oct. 15. Next was 11 Dicarlo Rd, which sold for $1,440,000 on Oct. 9; Jill M. and Matthew D. Petrie sold the property to Alexandra Natale and Eric Ostrander. At 176 Spring St, Joshua Gottlieb and Polina Ware sold to Patrick Wang and Mira Kim for $1,410,000 on Oct. 9. The property at 17 Fruit St sold for $1,325,000 on Oct. 15, with Thomasin M. Lamachia selling to Austin and Samara Fernalld. Three properties tied at $1,050,000: 8 Erika Dr, sold Oct. 16 by Samuel J. and Laurie H. Docknevich, as trustees, to Vanessa A. and Matthew J. Banks; 14 Spring St, sold Oct. 15 by Heather McCarthy to Samuel Jose and Sonia Moses; and 50 Ash St, sold Oct. 5 by the Deborah J. Wallace Trust, through trustee Kimberly Allen, to Raymond M. Smith, as trustee of the Raymond M. Smith Living Trust.

NEIGHBORHOOD BREAKDOWN

Spring Street logged two sales in October: 14 Spring St at $1,050,000 and 176 Spring St at $1,410,000. Ash Street also saw two transfers, though only 50 Ash St carried a recorded price, $1,050,000; the transfer at 54 Ash St was a nominal-consideration transaction. By price tier among the nine priced sales, one fell between $500,000 and $1 million, 4 Carriage Hill Rd at $750,000; six fell between $1 million and $1.5 million; and one, 280 Cedar St, topped $1.5 million. The $29,300 sale to the town of Hopkinton was recorded without a specific street address.

MARKET NOTES

Of the 20 recorded transfers, more than half, 11, were nominal-consideration transactions rather than market sales. In most of those cases the grantor and grantee share a surname or the grantee is named as a trust or trustee, such as the transfer of 4 McKay Rd from Leslie E. Skrzypczak, as trustee, to Leslie E. and Michael P. Skrzypczak, as trustees. Two of the nominal transfers involved units specifically identified as condominiums in the deed, 3 Davenport Ln Unit 2 and 9 Lowell Dr Unit 33. The town of Hopkinton was the buyer in two separate transactions this month: the $1,800,000 purchase of 280 Cedar St and the $29,300 purchase of an unaddressed parcel. No bedroom, bathroom or square-footage data was available in the deed records, so no price-per-square-foot comparisons can be made.
