Groton Sale Prices Span $321,000 To $1.26 Million In Latest Recorded Deeds

GROTON -- The South Middlesex Registry of Deeds recorded 17 property transfers in Groton between Aug. 21 and Sept. 19, but only five carry a sale price so far, with the rest either awaiting registry processing or representing transfers among family members and trusts rather than open-market sales.

MARKET OVERVIEW Seventeen transfers were recorded during the four-week period, a comparatively high raw count for a single town over that span. Of those, five have a recorded sale price, ranging from $321,000 to $1,262,000. The median of those five priced sales is $675,000. The remaining 12 transfers show no price yet, which is typical for recently recorded deeds and does not indicate the parties withheld the figure. Because most of the period's price data has not posted, the count alone, rather than the pricing, is the clearer signal of activity this period.

TOP SALES The highest-priced transaction was 22 Chamberlains Mill Lane, which sold for $1,262,000 on Sept. 10. Mark Itterman sold the property to Joseph N. Vaudo and Donna C. Vaudo. A Groton property without a listed street address sold for $850,000 on Sept. 3; Laurie Sue Curran sold to Richard A. Montuori and Mary J. Bates. At 185 Hollis St., Richard J. Spallone sold to Oswaldo Z. Filho for $675,000 on Sept. 1. At 165 Pepperell Road, Gwendolyn Marie Lapin Gutierrez and Richard Gutierrez Jr. sold to David N. Irons and Cassandra T. Martell for $550,000 on Aug. 28. At 61 Hemlock Park Drive, Cynthia Lee Duter and the estate of Judith Ann Duter sold to Specialized Property Group LLC for $321,000 on Sept. 1.

NEIGHBORHOOD BREAKDOWN Two streets each had two recorded transfers this period. Martins Pond Road saw transfers at 505 Martins Pond Road and 431 Martins Pond Road, both without recorded prices yet. Gratuity Road saw transfers at 61 Gratuity Road and 23 Gratuity Road, also without recorded prices; both involve members of the MacGregor family on both the seller and buyer sides. Among the five sales with recorded prices, one fell under $500,000 (61 Hemlock Park Drive), three fell between $500,000 and $1 million (165 Pepperell Road, 185 Hollis Street and the unaddressed Groton property at $850,000), and one exceeded $1 million (22 Chamberlains Mill Lane).

MARKET NOTES A notable share of this period's recorded deeds, roughly 10 of the 17, list the same or related names as both grantor and grantee, consistent with property moving into or within a family trust rather than to an unrelated buyer. Examples include 37 West St., 505 Martins Pond Road, 228 Chicopee Road, 61 Gratuity Road, 23 Gratuity Road, 7 Northwoods Road and 28 Star House Lane, each showing an individual or couple transferring to a trust bearing their own name. The registry data does not include bedroom, bathroom or square-footage figures for any of the 17 properties, so no price-per-square-foot comparison is available this period. One buyer, Specialized Property Group LLC, which acquired 61 Hemlock Park Drive, was the only entity buyer recorded in the period; all other listed buyers were individuals.
