Littleton Home Prices Cluster Above $1 Million in Late Summer Sales

LITTLETON -- Twenty property transfers were recorded in Littleton over the four weeks ending Sept. 19, with sale prices ranging from $619,000 to $1.8 million among the 12 transactions that carried a recorded price so far.

MARKET OVERVIEW

Twenty deeds were recorded in the period, of which 12 included a sale price at the time of this report; the remaining eight had no price on file, which is typical for recently filed deeds and usually reflects a data lag of about a week rather than a withheld figure. Among the 12 priced sales, prices ranged from $619,000 to $1,801,000, with a median of $1,092,450. Based on the raw count alone, 20 recorded transfers in four weeks is a solid volume of deed activity for a town of Littleton's size.

TOP SALES

The highest-priced transaction was 671 Great Rd, which sold for $1,801,000 on Sept. 10; the seller was Great Road LLC and the buyer was Deca Realty LLC. At 74 Grist Mill Rd, the property sold for $1,366,000 on Sept. 1, with sellers listed as Teto Jr and Emma Genzale and buyers Louis and Michela Glantz. The home at 3 Clarke Rd sold for $1,255,000 on Sept. 9; the seller was Janine D. Burnett, trustee of the Article VI Residuary Trust, and the buyers were Suhkdev Singh and Gurpreet Kaur. At 21 Nashoba Rd, the sale price was $1,210,950 on Aug. 27, with sellers James P. and Carrie Mackay and buyers Scott and Stephanie Stout. Rounding out the top five, 18 Deer Run Rd sold for $1,130,000 on Aug. 25, transferring from the Millard Investment Trust, with Joshua C. Millard as trustee, to the Poremba Family Revocable Trust, with John A. Poremba as trustee.

NEIGHBORHOOD BREAKDOWN

Three streets each had two recorded sales in the period. On Grist Mill Road, 74 Grist Mill Rd sold for $1,366,000 while 56 Grist Mill Rd, sold Aug. 26 from Walter Douglas Trott Jr. and Jane L. Trott, has no recorded price yet. On Nashoba Road, 21 Nashoba Rd sold for $1,210,950 while 78 Nashoba Rd, a trust transfer, has no recorded price. On King Street, 362 King St sold for $1,064,900 on Sept. 2 from Christopher Brown to Danny and Emily Arias, while 448 King St, a family trust transfer, has no recorded price. Among the remaining priced sales, one fell under $700,000 (150 Goldsmith St at $619,000), three fell between $700,000 and $1 million (20 Boxwood Dr Unit 38 at $710,000, 146 Tahattawan Rd at $850,000, and 2 Spartan Arrow Rd at $860,000), and the rest clustered between $1 million and $1.5 million, aside from the top sale on Great Road.

MARKET NOTES

Eight of the 20 recorded transfers, 40% of the period's activity, moved property from individuals into revocable trusts or family trusts bearing the same surnames, including transfers on Warren Street, Uplands Road, Nashoba Road, Wannalancit Trail, Lake Shore Drive, King Street and Grist Mill Road. None of these carried a recorded sale price, consistent with their nature as trust or estate transfers rather than open-market sales. Of the properties with recorded prices, one was a condominium unit, 20 Boxwood Dr Unit 38, which sold for $710,000 on Sept. 10; the deed lists the sellers as Venkata Santoshi Nagamani Kaluri and Venkata Shyam Kumar Gandala, names that also appear, with slightly different spelling, as buyers of 5 Cobb Ln for $1,120,000 the same day. No other property type breakdown is available from deed records alone.
