Newton Home Prices Cluster Well Above $1 Million This Period

NEWTON -- Newton recorded 17 property transfers in the four weeks ending Sept. 19, with eight of those sales carrying a recorded price ranging from $375,000 to $2,025,000 and a median of $1,660,000.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 property transfers in Newton between Aug. 21 and Sept. 19. Of those, eight carried a recorded sale price, ranging from $375,000 to $2,025,000. The median sale price among those eight transactions was $1,660,000. The remaining nine transfers show no price yet; that generally reflects a lag before consideration amounts post to the registry, not a withheld price. Based on the raw count of 17 recorded transfers over four weeks, the period logged a steady pace of activity, though nearly half the transfers involved family or trust transfers rather than sales between unrelated parties.

TOP SALES 200 Harvard Circle sold for $2,025,000 on Aug. 25, the highest recorded price of the period. The Madelyn M. Bilodeau Trust, with Gerald E. Bilodeau as trustee, sold the property to Harvard St LLC.

8 Gardner Street sold for $1,765,000 on Aug. 26. Hari Kothapalli and Sreya Vemuri sold to Fernando Cayeiro Fernandez and Moyano Gonzalez Prado.

625 Beacon Street sold for $1,725,000 on Aug. 21. Nicole Renee Leboeuf and Matthew O'Hara sold to Kathleen M. Connors and Ian W. Evans.

48 Goddard Street sold for $1,700,000 on Aug. 24. Michael P. Wolner and Jessica Molson sold to Irina Lincicome and Hayden E. Lincicome.

A Newton property sold for $1,620,000 on Aug. 25; the deed record did not include a street address. Alexander Charles Morgan, as trustee of the Alexander Charles Morgan Revocable Trust, sold to Sungmin Cho and Charis Loo.

NEIGHBORHOOD BREAKDOWN No two sales this period shared a street name. Recorded transfers were spread across addresses citywide, including Gardner Street, Old Farm Road, Rockland Place, Charlemont Street, Harvard Circle, Timson Path, North Street, Chestnut Street, Elgin Street, Goddard Street, Bennington Street, Riverview Avenue, Central Street, Beacon Street, Crafts Street and Henshaw Street. By price tier among the eight sales with a recorded price: one sale, a condominium unit at 209 Riverview Avenue Unit 5, closed under $1 million at $375,000. Six sales closed between $1 million and $2 million: 8 Gardner St. ($1,765,000), 625 Beacon St. ($1,725,000), 48 Goddard St. ($1,700,000), an unaddressed Newton property ($1,620,000), and two properties at $1,425,000 each, 56 Bennington St. and 91 Crafts St. Unit 91. One sale, 200 Harvard Circle, closed above $2 million.

MARKET NOTES Nine of the 17 recorded transfers, more than half, moved property between family members or into a trust rather than to an unrelated buyer: 203 Old Farm Road, 56 Rockland Place, 60 Charlemont Street, 24 Timson Path, 200 North Street, 68 Chestnut Street Unit 3, 111 Elgin Street, 400 Central Street and 53 Henshaw Street each list a grantor and grantee sharing the same surname or trust name. None of those nine carried a recorded price. By contrast, all eight transfers with a recorded price involved unrelated buyers and sellers. The period's sales included at least two condominium units, at 209 Riverview Avenue and 91 Crafts Street, and one sale to a limited liability company, Harvard St LLC, at 200 Harvard Circle. Bed, bath and square-footage figures were not available in the deed data for any property.
