Pepperell Home Sale Prices Range From $280,000 to $676,000 in September

PEPPERELL -- Seventeen property transfers were recorded in Pepperell between Aug. 21 and Sept. 19, but sale prices were available for fewer than half of them. Among the eight deeds carrying a recorded price, sales ranged from $280,000 to $676,000, with a median of $505,600.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 property transfers in Pepperell during the period. Eight of those carried a listed sale price, ranging from $280,000 to $676,000, with a median of $505,600 among the priced sales. The other nine transfers had no price yet available in registry records reviewed for this report; most of those involved the same or related last names on both the seller and buyer side, consistent with transfers within a family or into a trust rather than open-market sales. Seventeen transfers over the four-week period average just over four per week.

TOP SALES The highest-priced transaction was 3 Suncook Drive, which sold for $676,000 on Aug. 26. Thomas A. Darabaris and Tracy Darabaris sold the property to James F. Reuther Jr. and Courtney R. Reuther. 42 Lowell Road sold for $609,500 on Aug. 28. The Wayne A. Razzaboni Revocable Trust, with Wayne A. Razzaboni as trustee, sold the property to Kenneth Hagopian and Carol Hagopian. 64 Park Street sold for $545,000 on Sept. 14. Julie N. Ashley sold the property to the Princess Trust, with Michael J. Anderson as trustee. 7 Joan Street sold for $531,200 on Sept. 3. William M. Murphy and Diane Masset, as trustees, sold the property to Julia A. Gordon and Matthew P. Spinos. 28 Parkwood Drive sold for $480,000 on Sept. 1. Andrew Brandt and Caitlin Brandt sold the property to Jayne Valle Lara and David Valle Lara.

NEIGHBORHOOD BREAKDOWN No street recorded more than one priced sale during the period, so sales are grouped by price tier. Above $500,000: four sales, at 3 Suncook Drive ($676,000), 42 Lowell Road ($609,500), 64 Park Street ($545,000) and 7 Joan Street ($531,200). Between $400,000 and $500,000: three sales, at 28 Parkwood Drive ($480,000), 11 Railroad Street Unit 11B ($420,000) and 40 Shattuck Street ($405,000). Under $400,000: one sale, the condominium unit at 103 Main Street Unit 10 for $280,000. The nine transfers without a listed price were scattered across Blood, Townsend, Independence, Yale, Jewett, Maureens, Tucker Park and Shirley streets, plus one deed recorded without a specific street address.

MARKET NOTES Three of the period's sales involved condominium units: 103 Main Street Unit 10 ($280,000), 11 Railroad Street Unit 11B ($420,000) and 8 Tucker Park Unit B (price not yet available). The remaining recorded transfers were single-family properties. Nine of the 17 deeds, more than half of the total, listed matching or related names as both seller and buyer, a pattern consistent with transfers into family trusts or between relatives; none of those nine carried a sale price in the data reviewed. Bedroom, bathroom and square-footage figures were not available in the deed records reviewed for this report.
