Burlington Home Prices Span $605,000 to $1.825 Million in Latest Deeds

BURLINGTON -- Nineteen property transfers were recorded in Burlington between Aug. 21 and Sept. 19, with prices ranging from $605,000 to $1.825 million among the 10 sales with a recorded price so far.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 19 property transfers in Burlington during the period, of which 10 carried a sale price at the time this data was compiled; the remaining nine had not yet had a price entered into the registry record. Among the 10 priced sales, the range ran from $605,000 to $1,825,000, with a median of $777,500. A raw count of 19 recorded transfers over four weeks represents a normal pace of activity for the town, though without price data on nearly half the transfers, a full picture of the period's market strength will only emerge once the remaining figures are recorded.

TOP SALES

The month's highest-priced transaction was 43 Winn St., which sold for $1,825,000 on Sept. 1. Seller Sullivan Family Realty LP conveyed the property to Law Realty LLC. At 4 Birch St., the property sold for $1,350,000 on Aug. 21; sellers Daniel J. Hollenbeck and Jamie Racine Hollenbeck conveyed to buyer Melissa Maffeo. A condominium unit at 225 Middlesex Turnpike Ext., Unit 103, sold for $1,044,000 on Aug. 25, with FK Partners Burlington LLC selling to Robert and Sandy Wong. At 8 Pearson Circle, the property sold for $835,000 on Aug. 26; sellers John L. and Ruthann M. Vanella conveyed to CNT Builders LLC. Rounding out the top five, 134 Bedford St. sold for $780,000 on Aug. 21, with sellers Simonas and Grace M. Janusis conveying to Patrick Samuel Lown and Grace Kroeger.

NEIGHBORHOOD BREAKDOWN

Two streets each recorded two sales during the period. On Winn Street, 43 Winn St. sold for $1,825,000 while 106 Winn St. sold for $775,000 on Aug. 21; the seller of 106 Winn St. was Melissa Maffeo, the same buyer who purchased 4 Birch St. the same day. On Bedford Street, 29 Bedford St. sold for $740,000 on Aug. 24 and 134 Bedford St. sold for $780,000 on Aug. 21. By price tier among the 10 priced sales, four fell under $750,000 (3 Ledgewood Drive, 7 Taylor Avenue, 29 Bedford Street and 11 St. Mary Road), four fell between $750,000 and $1 million (106 Winn Street, 134 Bedford Street, 8 Pearson Circle and 225 Middlesex Turnpike Ext. Unit 103, the last just above the mark), and two exceeded $1 million (4 Birch Street and 43 Winn Street).

MARKET NOTES

Of the nine transfers without a recorded price, eight involved a grantor and grantee sharing the same family name, consistent with property moving into, out of, or between family trusts rather than an open-market sale: examples include 8 Woodside Avenue (Coady to Coady), 36 Purity Springs Road (Kushmerek to a Kushmerek trust), 10 Waite Avenue (Benullo Realty Trust to a Benullo family trust), 6 Robinhood Lane (Donovan to a Donovan trust), 79 Peach Orchard Road (an estate transfer within the Collins family), 6 Van Norden Road (Sheikh to a Sheikh trust) and 6 Old Colony Road (Hunt to a Hunt family trust). The ninth, 34 Fieldstone Drive, transferred from an individual, Nabil Hannan, to Hannan Burlington LLC. Among the priced sales, three of the 10 buyers were limited liability companies rather than individuals: Law Realty LLC (43 Winn St.), CNT Builders LLC (8 Pearson Circle) and, among the unpriced transfers, Hannan Burlington LLC (34 Fieldstone Drive). One of the 10 priced sales, 225 Middlesex Turnpike Ext. Unit 103, was a condominium unit; the rest were single-family addresses based on the deed records provided. No bedroom, bathroom or square-footage data was available from the registry records for this period.
