North Reading Home Prices Cluster Near $800,000 in Late-Summer Deed Records

NORTH READING -- Twenty property transfers were recorded at the South Middlesex Registry of Deeds for North Reading between Aug. 21 and Sept. 19, with recorded sale prices ranging from $260,116 to $82.5 million and a median of $832,497 among the 14 sales with prices on file.

MARKET OVERVIEW Of the 20 recorded transfers, 14 carried a sale price in the registry data; the other six had not yet been recorded with a price as of this report, which is typical in the days after a deed is filed. Among the 14 priced sales, prices ranged from $260,116 for a Central Street condo unit to $82.5 million for a Riverpark Drive property, with a median of $832,497. That median sits just below the $839,995 sale price of a Martins Landing condo unit, indicating a market split fairly evenly between transactions above and below the $800,000 mark. The $82.5 million Riverpark Drive transfer is a significant outlier relative to every other recorded sale and widens the raw price range considerably; excluding it, the next-highest sale was $2.25 million. Twenty recorded transfers over four weeks is a notable count for a single-family-dominated town the size of North Reading, though the data does not indicate whether that reflects unusually high turnover or normal seasonal volume.

TOP SALES The largest recorded transaction was 300 Riverpark Drive, which sold for $82.5 million on Aug. 27; the deed lists Riverpark LLC as seller with no buyer name recorded. At 6 Little Meadow Way, Andrei Gabriel Stoica and Camelia E. Stoica sold to David J. McGrath III and Beth P. Picardi for $2,250,000 on Aug. 24. At 11 Oscars Way, Bryan David Lewis, trustee, and Kerry L. Lewis sold to Peter J. Blais and Julie Stella for $1,870,000 on Aug. 26. At 1 Fairbanks Lane, Anthony F. Carideo, trustee, and Rachel P. Carideo, trustee, sold to Bryan C. Ellis, trustee, and Marie A. Mayer, trustee, for $1,630,000 on Aug. 31. At 15 Darrell Drive, Louis A. Pintsopoulos sold to the Kenzie R. Edward Living Trust and Andrew M. Edward, trustee, for $1,625,000 on Aug. 27.

NEIGHBORHOOD BREAKDOWN Martins Landing was the most active address cluster, with four recorded transfers: units at 250 Martins Landing ($839,995), 320 Martins Landing ($612,995) and 220 Martins Landing ($442,000) all carried recorded prices, while a fourth unit at 300 Martins Landing had no price on file yet. By price tier among the 14 priced sales, three sold under $500,000 (63 Central St., 10 Oakhurst Terrace and 220 Martins Landing), five sold between $500,000 and $1 million, and six sold above $1 million, including the $82.5 million Riverpark Drive outlier. A same-day pairing on Sept. 1 involved the Friedrich family: Dennis Christopher and Erin Friedrich bought 37 Spruce Road for $1,525,000 while Dennis C. and Erin Friedrich sold 158 Haverhill Street for $825,000.

MARKET NOTES Recorded sales included a mix of single-family homes and condominium units, with condo transactions concentrated at Martins Landing, 193 Elm St. and 63 Central St. Four of the six transfers without a recorded price appear to be transfers within the same family or into a trust rather than open-market sales: 28 Marshall Street (McKinney to McKinney), 300 Martins Landing Unit 409 (Petropoulos to a Petropoulos trust), 36 Main Street Unit 30 (Rakita to a Rakita trust) and 9 Quimby Road (Osgood to the Osgood Family Trust). One unpriced transfer, at 133 Park Street, went from individual trustees to TBR Management LLC. A separate unpriced transfer conveyed a North Reading parcel from Herrick Development LLC to the Town of North Reading. Bed, bath and square-footage figures were not available in the deed data for any property in this period.
