HOPKINTON -- Nineteen properties changed hands in Hopkinton between Aug. 21 and Sept. 19, with recorded prices on file ranging from $590,000 to $2,444,092 and a median of $1,135,000 among the nine sales that have a price posted so far.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 19 property transfers in Hopkinton over the four-week period. Nine of those transactions carry a recorded sale price; the other 10 had not yet been assigned a price in registry data as of this reporting. A missing price typically reflects a lag in registry processing, which usually catches up within about a week, rather than any withholding of information by the parties involved. Among the nine priced sales, the low was $590,000 for a condominium unit on Doyle Lane and the high was $2,444,092 for a new-construction home on Fitch Avenue, producing a median of $1,135,000. Based on the raw count alone, 19 recorded transfers over four weeks is a straightforward tally; this dataset does not include prior-period figures, so whether that volume reflects an active or quiet market cannot be determined from the count by itself.

Kansara. At 51 Chamberlain St., Saad Khan and Sophia Saad sold to Gregory S. and Kerinna McDonald for $2,175,000 on Aug. 24. At 12 Dicarlo Rs., John P. and Sharon McCabe sold to Anuj Shroff and Rajeet Nayak for $1,450,000 on Aug. 25. At 8 Donna Pass, Alan J. and Krisanne N. Connell sold to Brian and Chelsey Denehy for $1,175,888 on Aug. 24. Rounding out the top five, 5 Longwood Dr. sold for $1,135,000 on Sept. 1, with William J. and Catherine L. Harrison selling to Leslie Byxbee and Hector Venegas.

NEIGHBORHOOD BREAKDOWN

By price tier among the nine sales with recorded prices: two sold under $700,000 (Doyle Lane and Downey Street), two sold between $700,000 and $1 million (School Street and Crispwater Way), three sold between $1 million and $1.5 million (Longwood Drive, Donna Pass and Dicarlo Rs.), and two sold above $1.5 million (Chamberlain Street and Fitch Avenue). One street saw more than one recorded transfer: Birkdale Lane had two transactions on Aug. 24, at 15 Birkdale Ln. and the adjoining 15 Birkdale Ln. Of the 10 transfers without a recorded price, eight list the same family name or individual as both grantor and grantee, moving into or out of a personal or family trust: 204 Winter St., 5 Gina Dr., 8 Alexander Rd., 28 Lakepoint Way Unit 14, both Birkdale Lane entries, 33 Weston Ln. Unit 33 Wes and 19 Leonard St. A separate transfer, listed only as a Hopkinton property with no street address, recorded Ravenwood LLC conveying land to the town of Hopkinton on Aug. 25. The remaining unpriced transfer, 7 Myrtle Ave., involved Toll Northeast V Corp selling to Vedamayee Devi and Praveen Kumar Pogula on Aug. 26, a sale to a new buyer rather than a trust transfer; its price was not yet available in registry data.
