Groton October Home Sales Range From $49,000 to $2.5 Million

GROTON -- Eleven recorded property sales ranged from $49,000 to $2.5 million in Groton during October 2026, with a median sale price of $545,000, according to deeds recorded at the South Middlesex Registry of Deeds. An additional six transfers recorded during the same period involved only nominal consideration and are not reflected in those figures.

MARKET OVERVIEW The registry recorded 17 property transfers in Groton from Oct. 2 through Oct. 31, 2026. Of those, 11 carried a recorded sale price, ranging from $49,000 to $2,500,000, with a median of $545,000. The remaining six transfers were recorded for nominal consideration, typically token amounts used in intra-family or trust transfers, and are excluded from the price range and median calculations. With 11 priced sales in a single month, October showed a moderate volume of market activity for the town, though the raw count alone does not indicate whether that represents a change from prior months.

TOP SALES The month's highest-priced transaction was 279 Main St., which sold for $2,500,000. The seller was listed as the Schwartz Family Trust, with Daniel C. Schwartz as trustee; the buyers were Edward and Shannon Benjamin. At 106 Boston Rd., GTP Development LLC sold the property to Groton Boston Property LLC for $2,200,000. A second Boston Road property, 100 Boston Rd., also sold from GTP Development LLC, to Groton Boston Road LLC, for $1,650,000. At 6 New Pond Rd., the property sold for $989,000; the seller was listed as Lori G. O'Brien, trustee of the Neil J. O'Brien and Lori G. O'Brien Living Trust, and the buyers were Adam J. and Loxis McPherson. Rounding out the top five, 711 Chicopee Row sold for $960,000, with John E. and Christine L. Carlson as sellers and Dan Nguyen as buyer.

NEIGHBORHOOD BREAKDOWN Boston Road saw two transactions this month, both involving seller GTP Development LLC: 106 Boston Rd. at $2,200,000 and 100 Boston Rd. at $1,650,000, sold to two separate LLC buyers. Townsend Road also recorded two transfers: 653 Townsend Rd. sold for $545,000, while 733 Townsend Rd. changed hands for nominal consideration involving an estate seller. Hayden Road recorded two condominium unit sales at identical prices, $320,000 each, for units 196 and 198, both sold by the same seller to the same pair of buyers. By price tier, four sales closed under $500,000 (ranging from $49,000 to $320,000), four sales fell between $500,000 and $1 million, and three sales exceeded $1 million.

MARKET NOTES Six of the 17 recorded transfers this month involved nominal consideration rather than a market sale price; several of those, including transfers at 17 Old Carriage Path, 244 Nashua Rd., 460 Lowell Rd., 197 Riverbend Dr. and 15 Chestnut Rd., list grantees with "TR" or "TRUST" in the name, consistent with a trust transfer. The two highest-priced sales of the month, at 100 and 106 Boston Rd., both originated from the same seller, GTP Development LLC, to two separate LLC buyers, an entity-to-entity pattern distinct from the owner-occupant sales recorded elsewhere in town this month. Bedroom, bathroom and square-footage data were not available in the deed records for any properties reported this month.
