Framingham Home Prices Hold Near $810,000 Median in Late August Sales

FRAMINGHAM -- Framingham recorded 19 property transfers between Aug. 21 and Sept. 19, led by a $12.25 million commercial sale on Leland Street, while eight other transactions moved property within families through trusts rather than sales to new owners.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 Framingham property transfers in the period. Of those, 11 carried a sale price so far, ranging from $25,000 for a parking space at 1550 Worcester Rd. to $12,250,000 for a commercial property at 146 Leland St. The median sale price among the 11 priced transactions was $810,000. The remaining eight transfers have no price on file yet; in each, the grantor and grantee share a name or appear to be the same individual, consistent with property moving into a trust rather than an open-market sale. Based on the raw count of 19 recorded transfers, activity looks moderate for the period.

TOP SALES The period's largest transaction was 146 Leland St., which sold for $12,250,000 on Aug. 24. Seller Leland Tide Realty LLC transferred the commercial property to Leland Partners LLC, the only sale of that scale in the period. At 8 Gaslight Ln., the Steven J. Schott Living Trust and Sandra J. Schott Living Trust sold to Craig Anthony Nash and Samantha Dawn Hessney for $1,325,000 on Aug. 27. Andrew R. and Jennifer M. Jumper sold 1059 Grove St. to Yves Chen and Deidra Lemus for $1,075,000 on Aug. 21. Benjamin Lu and Laurie Wong Lu sold the condominium at 127 Oxbow Rd. Unit 127 to Lei Zhang and Yuming Gong for $899,900 on Aug. 27. Two sales tied for the next-highest price, at $810,000: 7 Cahill Park Dr., where Anne Luker and Jodie M. Luker sold to Shijing Catherman and Davis Catherman on Aug. 25, and 50 Normal Hill Rd., where Katherine and Paul A. Weinand sold to Blaise Fritsche and Michaela Valentine on Aug. 24.

NEIGHBORHOOD BREAKDOWN Two sales fell on Worcester Road: a condominium unit at 1500 Worcester Rd. sold for $362,500, and a parking space at 1550 Worcester Rd. sold for $25,000, both recorded within a day of each other and tied to the same condominium corridor. No other street produced more than one priced sale in the period. By price tier among the 11 priced sales: two sold under $500,000 (the Worcester Road parking space and condo unit); six sold between $500,000 and $1 million, at 75 Franklin St. ($650,000), 9 Park Ave. ($710,000), 6 Oakwood Ct. ($800,000), 7 Cahill Park Dr. and 50 Normal Hill Rd. (both $810,000) and 127 Oxbow Rd. ($899,900); and three sold above $1 million, at 1059 Grove St., 8 Gaslight Ln. and 146 Leland St.

MARKET NOTES Eight of the 19 recorded transfers list no sale price, and in each the grantor and grantee share a last name or are the same individual. Seven of those eight explicitly name a trust as the new owner: transfers at 43 Cypress St., 21 Ledgewood Rd., 15 Bridal Path Cir., 15 Hampden Rd., 5 Chouteau Ave. and 107 Pincushion Rd., plus a Framingham transfer with no listed street address. The eighth, at 15 Karal Dr., lists an identical grantor and grantee without trust language. Bed, bath and square-footage figures were not available in the deed records for any property, so no price-per-square-foot comparison could be made. Most of the period's priced sales were single-family homes; two were condominium units, at 127 Oxbow Rd. and 1500 Worcester Rd.; and two involved LLC buyers or sellers, at 146 Leland St. and 75 Franklin St., where Tack Inc. sold to New England Project Management LLC for $650,000.
