Four Watertown Sales Top $1.2 Million While Five Transfers Carry No Price

WATERTOWN -- Nine deeds recorded in Watertown over the past month split cleanly into two patterns: four arm's-length sales with disclosed prices ranging as high as $1,299,000, and five transfers between family members moving property into trusts with no price reported.

MARKET OVERVIEW Nine deeds were recorded in Watertown between Aug. 14 and Sept. 12. Of those, four carried a disclosed sale price, ranging from $490,000 to $1,299,000, with a median of $905,000. The other five transfers did not disclose a price, which is common in deed records for transfers within a family or into a trust. With only four of nine deeds reporting a price, the month's dataset offers a limited window into overall price trends, and nine recorded transfers over four weeks is too small a sample to characterize the broader market as active or quiet.

TOP SALES The month's highest-priced transaction was 22 Keith St., Unit 22, which sold for $1,299,000 on Aug. 20. Keith LLC sold the unit to Brandon Y. Chan and Mary M. Zhang. A property listed only as located in Watertown sold for $1,200,000 on Aug. 21; the sellers were LPM Trust and Luana Bossolo, trustee, and the buyers were Scott Gilkie and David Gilkie. At 10 Hilcrest Cir., Unit 10, the sale price was $610,000 on Aug. 14; Nichole E. Ferree, also known as Nichole E. Clarke, sold the unit to Andrew F. Marley and Carson S. Burrington. The lowest disclosed sale was 5 Repton Cir., Unit 5405, which sold for $490,000 on Aug. 18, with Catherine Pickett Tanco selling to Michael Allia.

NEIGHBORHOOD BREAKDOWN No two disclosed-price sales occurred on the same street, so this month's sales are best grouped by price tier. Above $1 million: two sales, at Keith Street ($1,299,000) and an unspecified Watertown address ($1,200,000). Between $500,000 and $1 million: one sale, at Hilcrest Circle ($610,000). Under $500,000: one sale, at Repton Circle ($490,000). The five transfers without a disclosed price were spread across Bigelow Avenue, Barnard Avenue, Hovey Street, Spruce Street and Ralph Street, with no more than one transfer on any single street.

MARKET NOTES Five of the nine recorded deeds list a unit number, indicating condominium sales: units on Keith Street, Bigelow Avenue, Hovey Street, Repton Circle and Hilcrest Circle. The remaining four properties, on Barnard Avenue, Spruce Street, Ralph Street and the unspecified Watertown address, are listed without unit numbers. A clear pattern separates the two groups of transfers this month. All four sales with a disclosed price were between parties with different last names, consistent with a conventional buyer-seller sale. All five transfers without a disclosed price share matching or overlapping last names between grantor and grantee, and each names a trust as the buyer, seller, or both: the Lee Family Trust at 64 Bigelow Ave., a revocable trust connected to Jeffrey Tarter at 122 Barnard Ave., trusts for Matthew and Melissa Maslin at 66 Hovey St., a revocable trust connected to the Deguglielmo family at 11 Spruce St., and the Anne Marie Aigner Revocable Trust at 66 Ralph St. Deed records do not indicate the purpose of these transfers, and none should be read as a market-rate sale.
