Family Trust Transfers Outnumber Priced Sales in Ayer's August Deed Records

AYER -- Eighteen property deeds were recorded in Ayer between July 24 and Aug. 22, with sale prices ranging from $211,000 to $992,750. Nearly half the transfers carried no disclosed price, many of them moves into family or personal trusts rather than open-market sales.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 property transfers in Ayer during the four-week period. Of those, 10 listed a disclosed sale price, ranging from $211,000 to $992,750, with a median of $555,000. Measured purely by deed count, the period was active: 18 recorded transfers in roughly four weeks. But with eight of the 18 deeds carrying no disclosed price, most of them transfers among family members or into personal and family trusts, actual market pricing activity is only partially visible in the record.

TOP SALES

The month's highest-priced transaction was 13 Gaskins Lane, which sold for $992,750 on July 27. The seller was listed as Ayer Development LLC and the buyer as Ian H. Pushee. At 16 Madigan Lane, Laurie A. and Kevin P. Horgan sold to Christopher Coelho for $889,000 on Aug. 13. At 3 John Riley Road, William B. and Anne M. Salvas sold to Emmie White and Scott Anneser for $830,000 on Aug. 5. A condominium unit at 606 Autumn Ridge Drive sold for $590,000 on July 31, with Jeffrey P. Osullivan and Neil P. Osullivan, both listed as trustees, as sellers and Susan and Neil Malone as buyers. At 132 Oak Ridge Drive, Meredyth Scanlon sold to David George Jr. and Lyndsey Inserra for $560,000 on Aug. 11.

NEIGHBORHOOD BREAKDOWN

Autumn Ridge Drive was the only street with multiple recorded transfers this period: three separate condominium units, at 104, 606 and 704 Autumn Ridge Drive, changed hands between July 31 and Aug. 12. Only the 606 unit carried a disclosed price, $590,000; the other two were trust transfers with no price listed. No other street had more than one recorded sale. Among the 10 sales with disclosed prices, four fell under $500,000 (108 E Main St. Unit 10 at $211,000, 46 Central Ave. Unit 2 at $315,000, an Ayer address at $400,000, and 55 Littleton Road Unit 14B at $402,000), and six fell between $500,000 and $1 million. No disclosed sale exceeded $1 million.

MARKET NOTES

Six of the 18 recorded transfers, one-third, involved condominium units: three at Autumn Ridge Drive, plus single units at 46 Central Ave., 108 E Main St. and 55 Littleton Road. The remaining 12 deeds covered single-family addresses. Eight of the 18 deeds, nearly half, carried no disclosed sale price. At least five of those were transfers in which the same individual or individuals moved a property into a personal or family trust: 58 Snake Hill Road (Laura Fratoni to the Light and Laurel Trust), 104 Autumn Ridge Drive Unit 104 (Gordon B. and Susan S. Geary to the Geary Family Trust), 40 Pingry Way (Colin Omara Hayes and Krist Dhima Hayes to themselves as trustees), 10 Pond St. (Mark A. Pinard to the Mark Pinard Revocable Living Trust), and 704 Autumn Ridge Drive Unit 704 (Marcia J. Ruggles to the Marcia J. Ruggles Trust). Three additional undisclosed-price deeds, at 126 Sandy Pond Road, 108 Pleasant St. and 3 Willow Road, also list matching or overlapping family names between grantor and grantee. By contrast, the month's top sale at 13 Gaskins Lane was a transfer from a development company, Ayer Development LLC, to an individual buyer, distinct from the family and trust transfers that made up much of the rest of the period's activity.
