Everett Priced Home Sales Span $340,000 to $1,055,000 in October

EVERETT -- Nine of the 16 property transfers recorded at the South Middlesex Registry of Deeds in October carried a sale price, with the highest reaching $1,055,000 for a home on Malden Street, while the remaining seven entries were nominal-consideration transfers, many of them moving property into family trusts.

MARKET OVERVIEW The registry recorded 16 total property transfers in Everett between Oct. 2 and Oct. 31. Nine of those transfers included a sale price, ranging from $340,000 to $1,055,000, with a median of $690,000. The other seven entries were nominal-consideration transfers and are not included in the price range, median or tier breakdowns below. With only nine priced sales logged for the month, the dataset does not support a characterization of the market as especially active or quiet; it simply reflects the transactions that reached the registry during this period.

The seller was Michael N. Pettingell, trustee of the Christine A. Pettingell Irrevocable Trust; the buyer was Wildcat UNH LLC. 136 Main St. sold for $818,900 on Oct. 9. Sellers Robert G. Alessio and Robert S. Alessio sold to buyers George Easy and Icylin Gibbs. 16 Carter St. sold for $799,000 on Oct. 5. The seller was Mary Visconti; the buyer was Chetanpreet Singh. 66 Tileston St., Unit 202, sold for $690,000 on Oct. 9. The seller was Tileston Street LLC; the buyer was Romina Naimov.

NEIGHBORHOOD BREAKDOWN No street recorded more than one priced sale in October, so transactions are grouped by price tier. Under $500,000: two sales, at 12 Woodland St. Unit 22 ($340,000) and an Everett address sold for $495,000. Between $500,000 and $1 million: six sales, including 15 Dean St. ($517,000), 120 Wyllis Ave. Unit 222 ($575,000), 66 Tileston St. Unit 202 ($690,000), 16 Carter St. ($799,000), 136 Main St. ($818,900) and 92 Elsie St. ($850,000). Over $1 million: one sale, 95 Malden St. ($1,055,000).

MARKET NOTES Beds, baths and square footage were not available in the deed data for any October transactions. The priced sales included at least three condominium units, identified by unit numbers, at Woodland Street, Tileston Street and Wyllis Avenue, alongside single-address sales that may be single-family or multi-family properties; the deed records do not specify property type. Limited liability companies appeared on both sides of several transactions: Hamilden LLC and Wildcat UNH LLC as buyers, and Tileston Street LLC and Serapo Dean LLC as seller and buyer, respectively, in the Dean Street sale.
