Everett home prices span $107,500 to $2 million in latest deed filings

EVERETT -- Fourteen property transfers recorded at the South Middlesex Registry of Deeds between Aug. 21 and Sept. 19 show a wide price spread, led by a $2 million sale on Revere Beach Parkway. Nine of the 14 recorded transactions include a sale price so far; the rest are expected to post within about a week, per standard registry timing.

MARKET OVERVIEW Of the 14 recorded transfers, nine carry a price to date, ranging from $107,500 to $2,000,000, with a median of $594,000. The raw count of 14 recordings over the four-week period reflects a moderate level of activity; five entries remain without a price on file, which is normal for recent recordings and not a sign of withheld information.

TOP SALES The period's highest recorded sale was 1727 Revere Beach Pkwy, which sold for $2,000,000 on Aug. 28. The seller was Trilogy Everett LLC and the buyer was Revere Beach Parkway LLC.

33 Nichols St. sold for $860,000 on Sept. 1. The sellers were William J. O'Brien and Linda F. O'Brien, as trustees, and the buyer was Juan D. Cano.

31 Freeman Ave. sold for $799,000 on Aug. 21. The sellers were Hector E. Chajon and Judith Martins, and the buyer was Tsion Abera.

59 Paris St. sold for $650,000 on Aug. 27. The sellers were Emily F. Smith, also recorded as Emily F. Doyle, and the buyers were Petterson Inacio Soares and Kaitlyn Adele Soares.

184 Hancock St., Unit 184F, sold for $594,000 on Aug. 31. The sellers were Peter H. Richardson and Mary Ellen Richardson, and the buyer was Yumian Zhu.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so transactions are grouped by price tier instead. Under $500,000: 20 West St. sold for $494,600 and 58 Cedar St. sold for $107,500. Between $500,000 and $1 million: 27 Plumer St. ($500,000), 30 Chelsea St. Unit 501 ($512,000), 184 Hancock St. Unit 184F ($594,000), 59 Paris St. ($650,000), 31 Freeman Ave. ($799,000) and 33 Nichols St. ($860,000). Over $1 million: 1727 Revere Beach Pkwy. ($2,000,000), the period's only sale above the seven-figure mark. Five properties, an address recorded only as "Everett, MA," plus 70 Albion St., 19 Alfred St., 383 Broadway and 40 School St., have price not yet available.

MARKET NOTES The period included at least two condominium unit sales, 184 Hancock St. Unit 184F and 30 Chelsea St. Unit 501, alongside single-address property transfers. Several recorded transfers involved LLCs rather than individual buyers or sellers: 20 West St. went from Revive Commonwealth LLC to Indo Renovation Inc., 1727 Revere Beach Pkwy. went from Trilogy Everett LLC to Revere Beach Parkway LLC, and 19 Alfred St. went from George G. Sarkis Jr. to Alfred Street LLC, the last with a price not yet available.

A handful of transfers appear to involve related parties or entity restructuring rather than open-market sales. The Everett, MA, entry recorded Aug. 21 shows Samuel W. Fern and Sam Fern transferring to Samuel W. Fern as trustee and the Fern Family Revocable Living Trust, with price not yet available. On Aug. 25, Ferdinand Capone and Michele Capone transferred both 383 Broadway and 40 School St. to Michele Capone alone; neither carries a price yet. The lowest-priced sale on record, 58 Cedar St. at $107,500, involved Nitish Kapoor and Rishav Maini as sellers and Rishav Maini and Prem Nath as buyers, with Maini listed on both sides of the transaction.
